The Spring Market Is Back


Scout, Archie and I can't wait for Spring and some time ion the stoop. And as we see the weather slowly changings, the Spring season of the real estate market has also picked up.


With hopeful buyers increasingly concerned about affordability, a competitive pricing strategy is even more important now than last year. With limited inventory, well-priced homes can still expect strong demand from buyers. Beautiful, well-priced homes sell - work with an expert to style your home because it really matters.


While some buyers may think it’s best to wait out the market, a sharp drop in home prices is unlikely this year. Inventory of homes for sale will increase in spring and early summer, but not enough to significantly slow the growth in home prices. Current homeowners, who locked in low interest rates prior to 2022, remain hard pressed to put their homes on the market. As a result, it is unlikely to see declines in home prices. Mortgage rates may be bumpy in the coming months like our economy.

Michelin-Starred Joomak Banjum Reboots d


Michelin-starred Joomak Banjum has pivoted to Joomak: The 27-seat restaurant is opened inside the Maison Hudson, a new luxury hotel at 401 West Street, between West 10th and Charles streets. Joomak will remain a tasting menu spot with sweet and savory pastry elements woven throughout the meal that reflect Jiho Kim’s experiences cooking for Gordon Ramsay, his seven-year tenure at the Modern, and the prior iteration of this restaurant.


The name has come full circle from its early days: During the pandemic, Joomak started as a pop-up at a Koreatown karaoke spot as a partnership between two executive pastry chefs: Jiho Kim of the Modern and Kelly Nam of Electric Lemon. The duo teamed up with Sarah Kang, adding “Banjum” (Chinese restaurant) to the name in an ode to Kang’s previous restaurant at the same address.

RFP Begins For 388 Hudson Street


New York City has officially started the Request for Proposals (RFP) process for 388 Hudson Street, an affordable housing project planned for Manhattan’s West Village. The project aims to transform an underutilized site into a mixed-use development featuring hundreds of affordable housing units and a 45,000-square-foot recreation center with an indoor pool, gymnasium, and other wellness facilities. The property is currently owned by the Department of Environmental Protection (DEP) and will require rezoning to allow for residential use. The site is located between Clarkson and West Houston Streets.

They Give Moth Holes a Makeover


At Eva Joan, a clothing repair shop in the West Village, tears, spots and stains are transformed, rather than merely repaired.


Eva Joan opened in 2021, in a tiny space next door to Casa Magazines. (“We slipped a note under the door and signed our lease on a cigarette box,” Ms. Park recalled.) Neither had professional experience as a tailor. Ms. Park, 31, worked in production design for fashion shoots, and Ms. Villeneuve, 32, did set design for films and commercials. But they had each tinkered on their own sewing projects and had in mind a kind of business they hadn’t seen before — one where mending, alterations, embroidery and education could be brought under the same roof. They also wanted to sell one-of-a-kind pieces and hard-to-come-by fabrics for others to pursue their own projects.

A New Neighborhood Gem ‘Illuminates’


A new all-day dining destination has arrived in the heart of the West Village. Lume West Village, pronounced “Lu-me,” meaning “light” in Italian, has opened its doors at the corner of West 4th and Perry Street (where Extra Virgin was previously). Inviting guests to write the next chapter with an Italian-French dining experience.

 

Lume West Village is the brainchild of restaurateur Yohann Pecheux, the visionary behind St. Tropez Wine Bar, St. Tropez Soho and Mino Brasserie. Pecheux, who honed his hospitality expertise in renowned restaurants across Saint Tropez and Aix-en-Provence, brought his passion for Southern French cuisine to New York in 2012.

Meet the Man Behind Those West Village Balloon Sculptures


Nearly everyday for the past seven years, passersby strolling by Hudson and Leroy Streets in the West Village have seen something unusual: an elaborate balloon sculpture tied to the traffic post on the southwest corner.  These sculptures are not your classic dog or flower balloon. The balloons you find on this corner are complex creations—a four-balloon sculpture of a heart surrounded by faces one day; Bert and Ernie carrying a rainbow flag during Pride; an elaborately crafted peace symbol, coupled with three faces with tears dripping from their eyes. They often have a positive message, asking the viewer to "give someone a hug today" or "spread joy."
