What's the current state of the market?

Rates went up considerably in 2022, diminishing the pool of buyers.
In November, rates stabilized and have been hovering between 6-7%, bringing more buyers back to the market.
Inventory is low and we are in a SELLERS MARKET.
Buyers are getting used to the higher interest rate environment.
Buyers are competing against lots of other buyers, and homes are going for over asking price in many cases.

Why is NOW the time to BUY?

Rates are NOT expected to go up and most analysts predict we will around 5.7% by Q4 of 2023.
When rates go down, more buyers enter the pool immediately.
Inventory won't rise as quickly to match the number of new buyers entering the pool, as it takes time to get your home ready to sell.
When rates go down, current buyers can refinance their mortgage.
Bottom line - the buyer pool will only get more competitive through the rest of 2023.

River Street Marketplace

Los Rios District - San Juan Capistrano

Construction for the River Street Marketplace, expected to be a new gathering spot adding shops and restaurants to San Juan Capistrano’s historic downtown is under way! The 60,000-square-foot project should be completed in about 15 months.

Retailers and restaurateurs will be in and operating by spring 2023, including plans for a full-service brewery, a local butcher and a cheesemonger. About 35 retailers or restaurants will occupy the marketplace, which will open up onto an inward-facing sprawling green area, with native plants and sitting areas.

The project has been cognizant to honor the area’s rich past – especially because it neighbors California’s oldest residential neighborhoods, the Los Rios District.
