🏑 Kern County Home Prices Are Up $13K… So Why Are Fewer Homes Selling?

Hey everyone!

October is here, which means it's time to take a look at what happened in the Kern County real estate market during September!

And here's what's interesting: Home prices went up, but fewer homes sold, and buyers have more options. πŸ€”

Let's break it down!

πŸ“Š SEPTEMBER 2026 MARKET UPDATE

Here's how September compared to August:

🏑 Homes Sold: 407 (Down from 434)

🀝 Homes Pending: 208 (Down from 256)

πŸ”‘ New Listings: 384 (Up from 352)

πŸ“… Average Days on Market: 46 (Up from 39)

πŸ’° Average Sales Price: $445,000 (Up from $432,000)

🏘️ Homes Currently for Sale: 1,315 as of October 14, 2026.

So, what does all this mean?

We're seeing a market that's slowing down a little, but home prices are still holding strong!

Homes are taking longer to sell, fewer buyers are going under contract, and more properties are coming onto the market.

But here's the good news: There are opportunities on both sides!

🏑 THINKING ABOUT SELLING?

Here's something worth paying attention to.

The average sales price increased by $13,000 compared to August!

That's great news for homeowners.

However, with 1,315 homes currently for sale, buyers have more properties to choose from.

That means pricing your home correctly from day one is more important than ever.

The days of putting just any price on a home and expecting multiple offers are not something sellers should count on.

My advice: Price it right, make it look great, and market it aggressively. Homes are still selling!

πŸ”‘ THINKING ABOUT BUYING?

This is where things get interesting!

With more homes available and properties taking an average of 46 days to sell, buyers may have a little more negotiating power than they did a few months ago.

That could mean opportunities to negotiate on price, request closing cost assistance, or ask for repairs.

Of course, every property is different, but there's definitely more room to explore your options.

My advice: Don't wait around trying to perfectly time the market. Find the right property, understand your numbers, and negotiate smart!

πŸ“ˆ MY TAKE ON THE MARKET

I don't see these numbers as a reason to panic.

I see a market that's becoming more balanced.

Sellers still have equity and opportunities, while buyers are getting more choices and potentially better negotiating positions.

The key is having the right strategy!

Whether you're buying, selling, investing, or just curious about what your home might be worth, I'm always happy to help.

And if you know someone thinking about making a move, I'd appreciate the opportunity to help them too!

Have a great week, everyone!
