Issue No. 50 • Wednesday, December 17, 2025 • www.mbex.org

I had a boss who once told me during a review that my legs were going up and down, but I wasn't moving down the field (he loved sports analogies). I learned a valuable lesson about directing energy productively. And as I look back on 2025 for MBEX, I'd say we're moving steadily down the field. Here are a few highlights:

  • We presented some 5,000 projects to the industry for bid consideration (record number).
  • We held 15 events reaching more than 1,700 industry pros.
  • We welcomed more than 150 new members (record number).
  • We sold our office building and moved into new space - which allowed our Board to create an exciting and innovative investment policy.
  • We are engaged in a rebrand that has helped us define our vision, mission, core values, key member characteristics, key messages and our unique position in the marketplace. Next - a new name and logo.
  • We are now providing unlimited users to the plan room for every member company. Each member of your team can have their own user name and filtered results.
  • We added plans to our filtered optical character read results (OCR). Our filters search every specification document AND the text boxes on blueprints. More results for you!
  • We launched a new membership database, GrowthZone. You'll gradually see more changes and enhancements that GZ provides.
  • We relaunched our Young Professionals Network and it's growing.
  • And we gave $24,000 in scholarships to 18 deserving students going into construction.

Our goal in all of this is to be the region's resource for commercial construction plans and partnerships. MBEX helps members exchange information, knowledge and opportunity.

So grab that cup of coffee that Ashlee always mentions, lift it high and celebrate a year of successfully moving down the field. See you at the Annual Meeting!

10 Predictions for Construction in 2026

In 2026, commercial construction stands on the brink of a new era defined not by brute force or solely by labor and iron, but by data, materials that think for themselves, and safety systems that watch over crews like a seasoned fore-person standing right beside them.

From autonomous equipment to advanced sensing concrete that can "tell" you when it's stressed, these technological leaps aren't sci-fi. They're reshaping how we bid, build, and deliver projects in a world where time, talent, and tolerance for risk are tighter than ever.

PREDICTION #1

AI Isn't Coming; It's Running The Jobsite

In 2026, artificial intelligence will no longer be a "nice-to-have" but a core operational tool, from automated estimating and bid analysis to real-time safety and schedule optimization. Contractors who train their teams to leverage AI will outpace competitors pulling out spreadsheets. AI is already accelerating productivity and safety through predictive analytics and automation.

Why It Matters: Less guesswork, faster bidding, and clearer insight into risk and cost.

PREDICTION #2

Labor Shortages Will Define Who Wins and Who Loses

The labor gap isn't shrinking; it's projected to require hundreds of thousands of new workers just to meet baseline demand by 2026. This is already squeezing schedules, driving up wage rates, and forcing more reliance on automation and internal training programs.

Why It Matters: Your ability to recruit, retain, and upskill will be a competitive advantage, not just culture talk.

PREDICTION #3

Modular and Offsite Construction Move From Fringe to Standard Practice

Prefabrication and modular construction methods will continue scaling as owners demand predictable schedules and controlled quality. These methods can dramatically cut field labor demand, reduce waste, and shorten delivery time.

Why It Matters: GCs and subs who can integrate logistical planning with offsite partners will win more work and reduce risk.

PREDICTION #4

Smart Materials Change the Game on Durability and Sustainability

Sensor-embedded and adaptive materials are moving into real project applications. Sensor systems and dynamic glazing are shifting from lab research into commercial use cases that provide real-time structural monitoring and energy performance feedback.

Why It Matters: Smart materials are transitioning from experimental curiosities into practical, performance-driven solutions that help owners mitigate risk, cut maintenance costs, and deliver longer-lasting structures.

PREDICTION #5

Material Price Volatility Forces New Risk Models in Bidding

Tariffs, supply chains, and commodity shifts continue to drive unpredictable material costs (especially steel and copper). GCs have to bake more real-time price forecasting into every estimate.

Why It Matters: Traditional fixed-price bids without hedges or escalators will become riskier.

PREDICTION #6

Project Delays Become the New Baseline

Economic headwinds and permitting hurdles have shown that planning and preconstruction take longer than construction itself. Expect delays to be baked into schedules and require better early coordination.

Why It Matters: GCs who master front-end coordination with owners and designers win smoother builds.

PREDICTION # 7

Safety Tech That Predicts Incidents Before They Happen

Smart PPE and predictive monitoring tech (like sensors in helmets, vests, wearables) can detect biometric distress and hazardous conditions before visible symptoms occur, giving supervisors advanced warnings that help prevent incidents.

Why It Matters: Predictive safety isn't a buzzword. It's tech that uses data from sensors, AI algorithms, and integrated systems to tell you something is likely to go wrong before it actually does.

PREDICTION #8

Data Centers and Critical Infrastructure Outpace Other Commercial Work

Even with a soft commercial outlook overall, sectors like data centers, water infrastructure, and aviation projects are growing strongly thanks to digital economy demand.

Why It Matters: Specialty GCs and subcontractors with expertise in mission-critical systems will see premium margins.

PREDICTION #9

Sustainability Isn't Optional; It's In The Specs

Eco-metrics like embodied carbon, EPDs, and lifecycle modeling will be requested on bids, not just as add-ons but as part of compliance and procurement checks.

Why It Matters: Teams that understand carbon accounting and energy performance will outperform those relying solely on price.

PREDICTION #10

Mental Health and Workforce Well-Being Move Into the Boardroom

Beyond hard technical skills, owners and GCs are recognizing that stress, burnout and mental health directly affect productivity and safety outcomes. Industry support mechanisms (not just slogans) will become part of firm strategy.

Why It Matters: Healthy crews are sustainable crews, and that protects reputation and profitability.

Bottom Line

As we look ahead to the new year, the question isn't whether technology will change commercial construction; it already is.

The real questions are: Who is prepared to harness these innovations? Who can build faster, safer, and smarter without sacrificing quality?

In a world where every percentage point of productivity matters, where labor shortages press on ever GC's bottom line, and where owners demand data-backed accountability, the companies that thrive will be the ones willing to combine heard-earned field experience with the tech-powered tools of tomorrow.

The jobsite of the future won't just be a place where concrete and steel meet. It will be a place where information, insight, and intelligent materials are as fundamental as rebar and grade beams.

CONSTRUCTION HEADLINES

Five construction-related headlines you need to read over the next coffee break.

ECONOMIC REPORT

⤵️ Construction Backlog Indicator Falls Sharply in November, Confidence in Profit Margins Dips

ABC reported on December 16th that its Construction Backlog Indicator fell to 8.1-months in November, down from 8.4 in October 2025 and November 2024, putting it at its lowest level since February 2024. The backlog decline is particularly steep for the smallest contractors; those under $30-million in annual revenues registered their lowest backlog reading in over four years. (Associated Builders & Contractors)

ARTIFICIAL INTELLIGENCE | RISK MANAGEMENT

💡 How to Capitalize on Technological Advancements While Mitigating Risk

AI is a toll to bolster and augment construction and engineering processes. However, it is not a substitute for professional judgement in the planning, designing, and building phases of construction projects. As with any emerging technology, it is pivotal to understand and mitigate your exposure when using AI platforms, to regulate your employees' use of such applications, and to protect your company's proprietary information from inadvertent disclosure. (J. D. Supra | Baker Donelson)

COMMERCIAL BUILDING | INTEREST RATES

✂️ Rate Cut Boosts Existing Construction Projects, More Needed to Spur New Builds

The Federal Reserve lowered interest rates on December 10th by another 25 basis points, which extends a gradual easing cycle developers hope will relieve borrowing costs heading into 2026. Although the slash strengthens confidence around long[-planned projects, industry leaders emphasized the small reduction in short-term rates still is not enough to unlock a surge of new nonresidential groundbreakings. For projects already deep in planning, the Fed's cut adds another nudge, but not enough to break ground immediately. (Construction Dive)

CODES & STANDARDS

🏗️ Navigating the Building Code for Smarter, Safer Projects

The building code might seem like a technicality, but it's much more than that. It's a dynamic framework that protects people, ensures quality, and turns possibility into reality. Understanding how the building code applies to a project early on can save time, reduce risk, and open doors to creative solutions. (Building Design + Construction)

CONTECH | ROBOTICS

🤖 Painting & Sanding Robot Launches in U.S. with Hensel Phelps

Okibo, a robotics firm, launched its new EG7+ construction robot, which undertakes sanding, painting, and level 4 drywall finishing, was showcased at Hensel Phelps' Federal and AEC Innovation Day in Arizona last month. Battery powered and weighing 800-lbs, Okibo claims the EG7+ does not require site preparation or external reference points. It uses AI-driven 3D scanning and real0time modelling system for navigation and task executive, rather than depending on extremal markers or BIM tools. (Construction Briefing)

PROJECT OF THE WEEK

Mankato OKs APX Plan for Apartments Near MSU

Read more on Finance & Commerce

Mankato's City Council has cleared the way for APX Construction Group to create 82 new apartments near Minnesota State University, a market-rate project intended for both students and the general public.

The council unanimously approved a final plat, conditional use permit, and certificate of design compliance for the project, which will rise on part of a 4-acre site at the southeast quadrant of Victory Drive and Stadium Road.

Plans submitted show two 41-unit buildings arranged in an "L configuration" around a central parking lot. The proposed unit mix for each building includes 23 two-bedroom, 12 three-bedroom, and 6 four-bedroom dwellings.

The goal is to break ground in January and have the first building completed in Fall 2026. The second building would follow in 2027.
