Social housing lists ‘would take 119 years to clear at current building rate’


In The Guardian: Shelter reports that "in 20% of council areas across England not a single social home was built in the last two years" and that it would take "119 years to clear social housing waiting lists at the current rate". SHAC points to the systemic failure of successive governments on housing policy, and how the housing emergency is now actively exploited by private landlords and housing associations who convert traditional family homes into temporary accommodation to lease to councils at extortionate rents. We need real change and mass council housing at genuinely affordable rents. Read here.

SHAC Article: 
Mass Survey Exposes Rampant Service Charge Abuse as Housing Minister Rejects Caps


SHAC's comprehensive new survey of 829 residents provides hard proof of systemic service charge abuse, with 66.1% reporting direct overcharging and 59.7% billed for services never delivered. The data challenges government assurances, showing that 80% of affected residents receive no refunds, while over half of disputes last more than two years, prompting calls for strict, immediate regulatory action. Meanwhile, Housing Minister Matthew Pennycook claims that we do not need a service charge cap. Read the full article here.

Effects of Hikes in Housing Costs are ‘Devastating’, Say Campaigners


The Camden New Journal invited SHAC to comment on the severe housing shortage and soaring rents that are hollowing out communities and forcing families apart. We highlighted that this was a crisis of unaffordable housing in which key workers are priced out of mortgages and rents, with other charges compounding the problems. The root cause is not just a lack of housing as we know that there are lots of homes standing empty. Instead, the high cost, type of tenancy and location of properties are exacerbating the housing emergency. Read the full article on page 8 of the online version here, or see the clipping here.

New: 'Resist Rent Rises' Tool


The Resist Rent Rises campaign encourages tenants of private tenants to organise and use their legal rights to save money. They have developed a new online tool to help challenge rent increases at tribunal, potentially saving users thousands of pounds. They point out that even if the challenge is ultimately unsuccessful, the process itself delays the start of the higher rate, saving money in the short term. The tribunal process is much simpler than taking a landlord to court and costs £47 to apply. To help tenants navigate any potential confusion, the campaign offers a free online tool, extensive educational resources, and dedicated peer support. See more here.

Our partners at Shared Ownership Resources are asking residents to say what resources would be most useful to you and others thinking about buying SO homes. Housing Documentary Research:


Rebecca Dale-Everett is making a new feature documentary examining the growing housing crisis and its impact on communities across Europe. 


If you rent from a private landlord in London and are dealing with an ongoing issue that you might be willing to discuss in connection with the documentary, they’d be very grateful to hear from you. The documentary is about housing, but also about power, inequality, and resistance. This could include a serious unresolved disrepair, harassment, unfair treatment, an illegal eviction, or another significant housing issue.

Rebecca is a documentary maker who specialises in producing human interest stories. All interviews will be treated sensitively and confidentially, with no obligation to participate in the film.
