YIKES! Another Birthday lol...
...but THANK YOU to all the friends and customers that reached out last weekend to say "Happy BD". It is one thing that hasn't changed in our world... that simple "Happy Birthday" every year makes us feel like a million bucks, doesn't it? It's the best thing about FaceBook I think!
So, does anyone recognize the Venue above? Here's a hint: 🐮. Otherwise, the answer is at the end of this newsletter! It's been a couple of years since I've been there but I have to say they do such a nice Birthday service with free bubbly, a card and a complimentary dessert at the end (can't take that for granted anymore). More importantly, the food was outstanding. My Waygu Strip was as good as the Continental and the wine selection impressive. Thanks, Mom - that was a fun and delicious night!

Now this...was LAST night with so many great folks- some long-time friends and some new. My friend Tammy (back right) booked a whole table for our group to watch the Paul McCartney tribute band! I don't remember the last time I knew every word to the songs and danced all night ☺️. Can you guess THIS venue BTW? If you said Noodles you'd be close but Matt & Seth sold to new owners in 2023 who changed the name to Giuseppe and the Lion, a reference to some family endearments. They have a full schedule of entertainment here now and the food is meant to be focused on Italian but still has a (yummy) Sushi menu, so funny. The band had just driven 24 hours from Long Island (hello...miss you) to get here for the show! What a blast all around! (PS- I did not break Tammy's friend Robert's arm, he did that by himself LOL and waited 6 weeks to get treatment for it, because, you know, DOCTORS 🤦🏻)

Thanks for indulging me my Birthday Memories. So, it's definitely Summer in Southwest Florida. Hot, Muggy, Rain Squalls just when you think it WONT rain. To wit, I went for a walk this AM, stepped out into the sunshine, walked TWO minutes and WHAM, soaking rains for the whole mile and a half. Got back to my FRONT DOOR...the sun came out, rain gone. RUDE. 🤨 Also, PickleBall is... fun but 🥵
So, that walk was through Pine Ridge Estates which I back up to. It's been amazing watching a last holdout street finally get developed although the price point has gone even more through the roof than others in the area. Pre-Pandemic I remember these single-family homes selling for only a million and a half. Now, the new decked-out homes are selling for prices like $17M. A block from the Beach, no HOA fees and BIG lots - up to a few acres although most are maybe 1 to 2 Acres. The new construction continues to be insane in there. I toured one of these homes a couple of weeks ago...did you know that you could have a Steamer Closet added to your Master Closet? You just hang up your wrinkled or musty garments in the portable cabinet and presto ready to go out on the town. I think I've been living under a rock lol. It's on my "must have" list for "one day" lol. Anyway, happy to tour WITH you anytime! I added a link to the community below under QIK-FIND in case you're interested in this type of Community or just curious.
So if there's one question I get asked EVERY day, it's "So what kind of market are we in right now?" I feel like I should have cue cards hung around my neck that say "BUYERS, SELLERS or BALANCED" lol. Of course we all know it's never that easy an answer. Right now that sign would undeniably say "BUYERS" but not every Seller is interested in participating. Real Estate in Florida is a great investment but that doesn't mean the values ONLY go up every year. Sometimes they have to go down to go up in future years and that's where we are. MANY have taken properties off market for now but BUYERS, the ones that are left (a LOT) WANT TO HEAR YOUR OFFER!!!
Have a close look at the QIK-Comps below and the difference between Original List Price and Closed Prices. WOW! I'm not saying ALL properties are overpriced, (my listings are right-priced) but what better time to see if you can make a good deal on something!
