Does anyone else have a case of the
COLLYWOBBLES lately?
It's that feeling that we call "butterflies". Technically: "A feeling of nervousness or anxiety, often accompanied by stomach discomfort".
I wake up each morning, first happy to see another sun rising beyond my shades, and then... a million concerning thoughts flood in, enhanced by the grab and scroll of my phone.
Something like...
"OMG another day of WAR, OMG today's going to be the biggest "Kings Day March" yet with millions marching across the country, OMG the mortgage rates went up again, OMG the stock market is down again, and, on a personal note, OMG my poor Mom is still stuck in a NY Rehab center after a terrible fall and not coming back for months, OMG WHEN ARE MY LISTINGS GOING TO GO UNDER CONTRACT? Finally, OMG my cat just puked outside my bedroom door. Sigh.
So, as all of have learned at this age, let's focus on the POSITIVE... (and also NOT grab the phone first thing.) I did a 5 minute meditation yesterday morning that changed my WHOLE DAY!
(Note to Self: do THAT more often!)
YOU may be headed to church to ask for help or to one of the King's Rallies, because that's about all we CAN do about the big stuff,
but THEN live your BEST DAY:
- HIT THE LOCAL FARMER MARKETS (see top of second column)
- Come visit me at a Community Open House in AUTUMN WOODS today!! 😃 1-4 (Click here for Flyer)
- Go see a movie (rainy day) that DOESN'T focus on the destruction of Humanity
- Enjoy lunch or dinner near the Coast, watching the Pelicans work a lot harder (but very dramatically) than us for their meal lol. (See, life could be harder)
- I'm headed to see "Beautiful" tonite at the ARTIS and to SING SING SING, because...NEIL DIAMOND.
When you read our Brokerage Market Report, it will, in fact, reveal a continued improvement in our Real Estate market year over year but in my observation, that is mostly due to a very healthy Luxury Market (purchases of about $1.8M and above). For example Pelican Bay Villas are HOT HOT HOT and MANY brand new condo buildings along our Coast that START at $7M and go up (WAY up). That is a VERY strong part of our story this year and presumably folks are investing in Real Estate over Stock Market with all this uncertainty. I've said it before but it's worth repeating that when all is tough with the World, Florida still has the sunshine.
The rest of the Market, especially under that $1.8M pricepoint, shows Buyers are hesitating- well more like stuck somewhere between "fence-sitting" and "analysis paralysis" before they plunk their money down. I don't blame them- they have a LOT of properties to choose from in Florida and economic uncertainty is a high. Sellers have reluctantly been forced to adjust their prices in that category for 3 years in a row, after the good-old Pandemic created a period of artificial inflation on housing prices. But now, this is one of the best BUYER markets in SouthWest Florida in my 13 1/2 years of doing this job. I think Buyers know that because Realtors, including me, are entertaining Showings like crazy now, and Buyers are starting to finally make their decisions.
I will say that as I pull the Comps for this newsletter, I do see a very encouraging number of folks finally taking the PLUNG! WAHOO!
I wish you a POSITIVE day! I will if you will.
