I've grappled with what exactly to tell you this month, but was so overwhelmed, frankly, by ALL that there is to say... until I realized
that IS what I have to say! (Thanks James 😄)
...EVERYWHERE you look in Southwest Florida, there is GROWTH. New residential and commercial developments, so many new restaurants that I cannot possibly recite them (I'll leave that to Tim Aten), luxury hotels, medical centers & specialists, pickleball courts, retail, Luxury car storage, schools and more. I recommend you click on my links at the bottom called "Gulfshore Business" and "Gulfshore Life" for online versions of their magazines.
A summer of off-season repairs, everywhere, including sand re-nourishing, is coming to an end soon...you can see it in person if you are enjoying (or trying to) some time along the coast (as in my photo below at Baleen).
Now, I understand that more is not always better, but for YOU, my part-time owners, renters, & aspiring owners, the point is that you can throw what you want at this area, but it's not going anywhere, and, in fact, just keeps getting more incredible! Of course this is also great if you are SELLING because it means more Buyer traffic and overall sustained property values, even though they fluctuate with time!

The way I am seeing it:
BUYERS: Single Family homes and Villas are selling quickly both in the Luxury and family sectors with prices even rising, but if you're looking for a lo, mid or hi-rise condo, you will have a fair amount of choices and the prices will be somewhat negotiable.
SELLERS: This is going to be a busy Season we believe, but it remains to be seen exactly what that will look like! Do your best to be the best of the neighborhood, whether that means upgrades or price. Investors, rehabbers and flippers are just feasting, even at the higher price points but that means lower offers. Stay tuned- hopefully EVERY NEW YORKER will move down... 😵💫 Well, at least a FEW for sure.
