Happy September everyone… I hope that wherever you are, you are enjoying the beginning of Autumn. 🍁 I did find some yellow leaves here the other day 😃…they had not fallen naturally, they had been pruned off the tree, but I’ll take what I can get 😂.
I’m late, I am. So sorry! Every time I started writing this issue, I felt like the world took another tumble. Heck, a black-eye and full body cast. It made it hard for me to be all chipper, talking about our Luxury Housing Market, y’know…I’ve been slamming that PickleBall like it’s my sworn enemy . No worries, though! Thanks to my friends who remind me it’s naught but a lee-tle plastic yellow ball with no malice intended, I slow down and delicately dink as well. Thank you, Sue Z, for keeping me from killing as few people as possible LOL.
So we all have to live life the best we can and hope all works out for the best- everywhere. 😵💫 So what is happening in this unique and wonderful part of the World, Naples FL?
Well, it's been an interesting month! There are SO many people here in Naples these last few weeks, car trailers and all, that we full-timers are kind of looking at each other with confused expressions. Are our calendars messed up? No, it is indeed September, the slowest month for visitors (and Real Estate). The only thing I can think of, is because Mother Nature is distracted elsewhere this year 🤞🏻that many of you are here getting your Seasonal places prepped early.
Of course, SOME of you are here grabbing the rest of the great deals before high Season hits. In the last 30 days, Zip 34108 (Pelican Bay, Vanderbilt Beach Area, Naples Park, Gulf Shore Drive, Bluebill, Pine Ridge, etc.) has seen an impressive 40 properties go under contract, ranging in price from $510k for a Single Family in Naples Park to $16,995M in Pine Ridge Estates. (List Prices). 40 Pendings so FAR this September, but last September? 21 for the whole month. 2023? 19. The highest ever was, of course, 2021 but even then it was only 67 in September.
SO, what does all this mean? We know many Buyers have been waiting for lower Mortgage rates, lower home prices, healthier stock market, and Sellers to understand that Buyers in the mid to lower tier Luxury market are done with paying the inflated prices from the Pandemic. It appears we are getting there! We’re all excited to see what Season brings. (The high-end Luxury market seems to be very healthy!)
BUYERS: MANY Sellers took their properties off the market altogether this past year when they didn’t sell at the prices they hoped for and I have no doubt they will all be back on the market again come January so I imagine you will have a big range of options. Just don’t expect super lowball prices to work whenever there is a lot of Inventory AND in High Season.
SELLERS: You know I want the world for you but if you’re not in line with the adjusted market, you’re still not going to sell this year. Check with me to see where I think you should be priced to get yourself sold this year. Also, feel free to read this list of “WHAT BUYERS ARE LOOKING FOR” at this link because if you've got all of these things lined up too, you're a shoo-in for a Sale. I'll add that this area that I focus on, along the Coast, has had it extra tough with Buyers also nervous about additional Special Assessments for storm-torn buildings. I think we're going through the last of that and we'll ALL be relieved AND SO much stronger for all the improvements.
