I mean...need I say more?? HaHa, of course I do.
Is anyone else not fitting into last year's bathing suit? I mean are we even TRYING anymore? Personally, it's like "That was a great showing...let's look for ice cream", "...great inspection! Let's celebrate with...". You guessed it. The trick is keeping it down to under 3 scoops at a time 😂.

So my routine has revised itself a bit. Mostly STAY INSIDE 😬 (when not working obviously). For example, my friend Sherry recently commented, "Look at us! You can tell we're full-timers. We're inside drinking and playing a board game instead of at Sunset". Lol, she was right - it made me think. Nothing wrong with change, not really. BRING IT ON!

Although.... you can take the girl away from the career for a minute, but you can't take the career away from the girl LOL. The board game we were playing is a Naples version of Monopoly. It's called Naples-opoly! I bought it years ago- it's hysterical. Hah- I owned Campiello, Naples Pier, the Zoo, Waterside Shops (move aside Forbes), but was pretty sore that she got Artis and the entire Gulf of Mexico LOL. NO FAIR. No worries, she did end up mortgaging all her properties and I took over the town HAHAHA. FIST PUMP. No offense Sher- you put up a mean fight and a great Salmon :) but I AM the Realtor after all...
📣 DON'T FORGET to read this month's MARKET REPORT in the next column! In a nutshell:

BUYERS: A very opportune time, in my opinion, to grab a property that was overpriced earlier in the year and has now been reduced! Lots of price reductions, more realistic Sellers...

SELLERS: With our inventory levels double what they were last Winter & Spring, Sellers are realizing that their opportunities for those crazy bidding wars are mostly over. They are sitting on the market or getting more reasonable with their pricing. They are still getting more than they ever thought they would but Buyers have options now.

In communities like Pelican Bay, for example, all of a sudden there are 32 properties on the market. Sellers are blaming their Realtors, but there's a reason Buyers stopped buying and it's not their listing agents, and it's not the interest rates or the stock market, both of which have levelled off a bit. The value of a property is the price a Buyer will pay for it. That's the bottom line. Well, the least expensive Pelican Bay listing right now is $785k for a 1200sf 1st floor 2 BR condo with a landscaping view and it's been on the market for 46 days. In fact, the average Days on Market (DOM) for those 32 properties is 59 Days and counting!

This is why I am telling the Buyers to come on down and put some of these Sellers out of their misery- make an OFFER! Great time to be YOU. Can't say for certain what we're in for come Season '23!

Holy inventory Batman. There are also 14 Pending Sales, valued at a total of $371M and 36 Active Properties ranging in price from $719K-$9,995M.
NAPLES PARK

Naples Park is always an interesting study. It shows me just how many investors are still in our area despite the increase in pricing. Prices are double to be sure, but there are currently 23 Pending contracts in there with 68 on the market. Only 10 Sold in the last 30 days so that shows a lot of Buyers getting back in the "game" this month.
VANDERBILT BEACH

In my opinion, this is the North Naples area that had the most growth in these Pandemic years. Direct beach access is King and the prices to be here are undeniably double what they were. That's not stopping Luxury Buyers though as most purchases in this area are over $1M. Condos in the Bluebill buildings are no exception to the increase in values with their incredible views and bayside pools but you can still grab something for $400k and up in there.

I continue to include ALL activity in VW because it's a really special community only 15 minutes from the sand near and dear to my heart as a previous resident there. Fabulous gated community with tennis, pickleBall, restaurant, 3 pools, fitness room, walking trails, beautiful lakes all through.
