Re: Who to contact on the finish schedule presents problems

Thank you for allowing us on your media platform. Lately we have seen confusion among the contractors regarding who they should contact to order materials according to project specifications. The supplier is not listed.

This has created several scenarios:

  1. The contractor tries to call some company on the mainland they found on Google that claims they can get the material. After trying to get a price quotation on a timely manner, this leads to the next scenario.
  2. The contractor plugs his own pricing and assumes he will change the specification once awarded or the this next scenario.
  3. The contractor qualifies his bid to be an allowance only and once awarded if your cost of materials is above his budget, you will be in a position to accommodate his materials or pay for a change order once the project has been awarded.

I have witnessed where it got ugly between the architect and subcontractor. Loose specifications became opportunities for substitutions. A simple remedy is to work with your supplier, have them review the specifications to make sure it coordinates with the finish schedule. This is a big loop hole. Then make sure you list them on the finish schedule for contact on pricing and information. For our specified projects we request a copy of both prior to bidding. This will help when substitution requests come to your office for approval. We can help take a look at the substitution for an opinion to keep the spirit of the specification. You worked hard selecting the material for your project, make sure no one messes around with it without your approval.

From the collection and storage of different fine raw materials, the creation of atomized material (the soul of porcelain), the pressing, the traditional and high definition digital decoration, the firing up to 2,500° F, the rectification, and the sorting and packaging of the finished good, you will be able to understand how such a beautiful and performing product is made.
