October in the Florida Keys is a month of transition. The summer heat softens, the waters remain inviting, and the islands take a quiet breath before the excitement of high season arrives. It’s a wonderful time to be here, whether for a visit or to enjoy the slower pace of island living.

It’s also an important time to take stock of where our real estate market stands this year. Year-to-date, the average sales price is $1,286,415, a slight 1.94% dip from 2024’s average of $1,311,922. Homes are spending longer on the market, averaging 99 days compared to 85 days last year—a 16.47% increase. At the same time, sellers are setting higher expectations, with the average list price up 4.05% to $1,747,202.

What does this mean in practice? Buyers have a bit more breathing room than in recent years, with longer timelines to consider options. Sellers, however, are still confident in the long-term value of Keys property, holding firm with higher list prices. In short, the market is balancing: opportunities exist on both sides, but strategy matters more than ever.

HOGFISH Season

In the Florida Keys, the recreational hogfish season is open from May 1 through October 31. During this period, the daily bag limit is one hogfish per person, and it must be at least 16 inches in fork length. After October 31st, the season closes, and recreational harvest is prohibited in the Keys and Atlantic waters until May 1st of the following year

Fantasy Fest is an annual 10-day party in paradise for grown-ups. Started in 1979 by a small group of Key West locals, the party was created to bring visitors to the island in what was a typically quiet, but beautiful season. It worked. Fantasy Fest has grown every year since its inception and is now the wildest extravaganza around! Fun-loving revelers from around the globe bring their creativity and imaginations as they descend upon Key West each year in October for 10 days filled with costuming, parades, libations, and excitement!

Zombie Bike Ride & Zombieland

Sunday October 19th

The Rock & Roll costumed Halloween bike ride that attracted over 7500 bicycle enthusiasts at a time is BACK! Sunday, October 19, 2025 – Zombie Bike Ride returns for another wild run from Fort East Martello to Downtown Key West.

Join in the fun early as we gather at Zombieland in Fort East Martello starting at 2 PM for the newly-expanded Kids Zone with bounce houses and more! Body painting, food vendors and a full bar is on the grounds of the starting area 2-6 PM. 

The Main Event: Hop on your bike and join the thousands of costumed zombies at 6 PM when the zombie invasion heads down A1A to downtown Key West.

Trick -or- Treat at Aquarium Encounters

October 25, 2025

Join us at Aquarium Encounters to trick-or-treat around our facility. This will begin at 9 am and continue throughout the day until we run out of goodies! Children who are dressed in a costume will receive free admission with a paying adult.

Stone Crab season

October 15- May 1st

Stone Crab Season is Here! Beginning October 15 - crabbers will be setting their traps throughout the Keys as the much-anticipated stone crab season kicks off. Harvested for their claws, the crabs regenerate them, making this a uniquely sustainable Florida fishery. Whether you’re catching your own or ordering a plate at a local restaurant, fresh stone crab with mustard sauce is a true Keys delicacy.
