The heat is on and on and on! What a fantastic September we have enjoyed here at the shore. We will hit 92 on the second day of October 2019! Hopefully you returned to Seven Mile Island and enjoyed the weather and the activities in town. October promises to be just as beautiful but a bit more consistent with expected cooler weather by the first weekend of October.
The heat definitely spurred buyer interest as September was another exceptional month! As of October 1, 2019 reported sales for the month of September indicate the island exceeded the sales of both July and August 2019 making it our strongest month for the year. As interest rates continue to decrease, buyer’s purchasing power is increasing; in fact as we enter October the rates are a full percentage lower than this same time last year.
This is timely as September saw a building of inventory particularly in key categories such as townhomes, single homes under $2.0 million and even a few much needed condominiums. These new additions to the market fueled the sales much like September of 2018.
The upper end in sales were again on the bay in Avalon 2019 as in 2018. The difference in 2019 is the sales were all of teardown Bayfront homes ($3.2-$3.4) as compared to new /newer construction in 2018 on the bay ($6.25-$4.0). In Stone Harbor the upper end sales in 2018 were on the beach/beach block ($5.2-4.9). In 2019 the upper end was under $3.0 million. As we have seen in the past few years, the bay continues to be the location of choice regardless of property style – single home, townhome or condo.
The Ferguson Dechert sales team participated in 52.5% of the transaction for the month – 29% of these transactions our team represented the buyer and seller. Our team continues to be the market leader for buyers, sellers and tenants alike!
