7 Reminders When Filling Out a 2020 App in DMS
  1. Remember your User ID and Password.  
  2. Use the Multifamily Application Package Forms as a guide when completing the Online Application.
  3. Keep a list of Development Team Members Organization Codes handy when completing the application.
  4. Fill out each page as directed and complete all items. Saving before “Adding” or “Updating” may generate an error message or may not hold the data. (e.g., Buildings Page)
  5. Double check all information entered to verify correctness (including spelling) and to confirm the information was captured.
  6. When submitting the application, be sure to change the drop down box from “Application Pending” to “Application Submitted” before pressing the “Submit” button.
  7. If you have any issues when completing the Online Application, notify AHFA immediately at ahfa.mf.dms@ahfa.com.
Tips For Using DMS To Report Tenant Event Data

  1. Instructions for the DMS Online Management System are available at http://www.ahfa.com/multifamily/compliance/online-management-system.
  2. It is best if the owners create a registration for themselves so they can manage which employees have permissions in the system.
  3. Updating the system as a tenant event happens will mean less work for the user when they finalize each year for a project.
  4. All users who are needing to enter the tenant event data into the system must be granted Property Manager permission.
  5. Review the entered tenant data to confirm the information is accurate.
  6. Questions regarding the system should be sent to MFCompliance@ahfa.com.
Annual Owner Certification Due By March 2
If your property received Housing Credits, Housing Credits with HOME funding or Housing Credits with Multifamily Bond financing and you have received 8609s for your property, use   DMS Authority Online   to complete the Annual Owner Certification. Click on 2019 to certify for the 2019 calendar year.

If your property only received HOME funds, you may use the Annual Owner Certification for HOME Only properties. You must submit a rent roll as of December 31st with the Annual Owner Certification.

If your property received Housing Credits, Housing Credits with HOME funding, or Housing Credits with Multifamily Bond financing, but you have not received 8609s for your property, use the Annual Owner Certification. You must submit a rent roll as of December 31st with the Annual Owner Certification.

It's That Time - Nominations for 2020 Manager of the Year Award are due Friday, April 24
The Manager of the Year award recognizes outstanding management staff at AHFA-funded multifamily housing developments. Nominees are evaluated on tenant relations, experience and education, the complex's curb appeal, and AHFA program compliance.

Site and property managers for any development financed with AHFA-administered HOME funds or Housing Credits are eligible.

Nominations are due by 5 p.m. on Friday, April 24. The 2020 winner will be announced during the Alabama Affordable Housing Association's annual conference in Miramar Beach, Florida.
