Phase I of the Sunshine Brooks Theater Revitalization Is Underway

Phase I of the Sunshine Brooks Theater Revitalization Project is officially underway, marked by a ceremonial “wall smashing” on December 16, 2025. Construction is now actively progressing on long-awaited improvements to our historic downtown venue — all while the theater remains open and serving the community.

This first phase of revitalization will:

  • Create a more welcoming, flexible lobby
  • Triple restroom capacity and improve accessibility
  • Open a new internal connection to Studio 219
  • Preserve the Brooks’ historic character while preparing it for the future

These improvements focus on strengthening the infrastructure of the building while enhancing the audience experience — ensuring the Brooks can continue to host bold productions, community events, and educational programming for years to come.

And yes — we are still open. During construction, we’ve continued producing work like Dead Moose and welcoming audiences into the space as the transformation moves forward behind the scenes.

This $2.2M project is made possible through a powerful public–private partnership, including the City of Oceanside’s $500,000 lead investment, early planning support from the County of San Diego, and generous gifts from our community.

With special thanks to the leadership of John McCoy, OTC Board President; Leann Garms, OTC Board Vice President; Chuck Lowery, Brooks Revitalization Campaign Co-Chair; and to generous donors Ralph Johnson, Ed Parish, Pat and Jerry Rugg, and Elizabeth van Hunnick for their commitment to this transformational effort.
