Office Etiquette

Since we all share the offices, please leave them in immaculate condition for the next person. This includes pushing in the chairs, putting the pens back in the holder, cleaning debris off the table, wiping up spills, putting trash in the trash cans, removing your docs from the copier, closing the lid, putting the thermostat back to 72 degrees, and turning off the light.

Thank you for your help in keeping our offices in pristine condition.

It is greatly appreciated!

Title Tidbit

What are the Most Common Title Problems?

Buyers often ask for examples of title issues they may encounter that are covered under their insurance policy. Below are some examples you can share to show why title insurance is so important.

Errors in public records: These are often clerical or filing errors affecting the deed or land survey and can be costly to amend.

Fraud/forgery: These cases involve false impersonation and forgery of a previous owner’s signature on a deed, which can lead to ownership being contested.

Undiscovered liens: A judgment lien is a legal claim that can attach to real property, such as a home, that gives the creditor an interest in the property.

Undiscovered wills/missing heirs: If a homeowner dies without leaving a will, the will is not probated, or heirs are missing/unknown at their time of death, ownership can be contested.

Boundary/survey disputes: When your land survey shows different boundaries than your neighbors’ surveys, it can create boundary disputes that can be expensive to rectify.

Don’t let your buyers go unprotected!

AI is a 'regulatory landmine' in real estate

Thank you to Ed Cole for providing this article!

Artificial intelligence tools are growing more popular across the economy, and real estate is no exception. For agents, misuse could represent reputation and legal risks, reports Andy Medici of The Business Journals.

AI-altered images in listings have begun making headlines. An Australian real estate company used AI tools to make a massive water tower disappear. RE/MAX apologized after a Quebec Realtor used AI to add windows and a garage door to a house that did not have them.

“As marketers, we always want to put a home's best image forward, but we must not veer into the territory of false advertising," said Kimberly Schmidt, team lead of Kimberly Schmidt & Associates at Compass in San Diego. "It's like dating sites: If the picture doesn't look like who you are now, you probably shouldn't be posting it."

It's not just reputations on the line, however.

“Agent use of AI to manipulate listing photos is a regulatory landmine ticking quietly under agents everywhere,” said Blaz Korosec, a Realtor and founder of real estate firm Investorade.

That’s because it can get agents in trouble with state licensing laws, Korosec said. Material misrepresentation of a property is already a cause for license suspension and fines in several states.

“Photos edited with AI to remove water stains or cracks in driveways are very much material misrepresentation," Korosec said. "Adding a disclosure footnote won’t save agents who think they’re in the clear. Nor will it save brokerages who sign off on listings without seeing source images."
