Atlantic Housing Foundation Back-to-School
September is National Literacy Month, and what better way to kick it off than with a great special program from Atlantic Housing Foundation? Join us as we bring literacy awareness to our residents via Facebook Live Readings with our community partners and recorded readings from very special guests. This program is a part of our Stop the Summer Slide effort in response to the current COVID-19 pandemic.

Research shows that reading books aloud to students helps a struggling reader keep from regressing, and improves information processing, vocabulary, and comprehension skills. Please join us in our celebration of literacy activities this month. These will be shared on the September calendar and newsletter, around our communities in the form of flyers, on our website, Facebook pages, and in many ways throughout the month of September, so keep an eye out for more information and our special guest readers!

Partnership Spotlight
Central Texas Food Bank
Each of our community sites partnered with a feeding program for the summer months. Waters at Sunrise and Waters at Willow Run partnered up with the Central Texas Food Bank, an organization that provided boxes of food each week to residents in need.
While this program came to an end in August, all communities will be seeking continued feeding programs through the school year.
Special considerations were given to the feeding programs because of COVID-19. In all of our feeding programs participants wore masks, and volunteers loaded food into the trunks of the residents for a contact-less delivery.
Megan Hall, the Children's Program Manager for Central Texas Food Bank, stated, "We are so very proud to partner with Atlantic Housing Foundation to serve children in our community. We look forward to exploring future partnerships". Thank you to all of our volunteers including help from Alez Ruiz, Resident Services Coordinator at Waters at Bluff Springs, and the staff at both locations for their commitment to this program!

Together Waters at Willow Run team and Waters at Sunrise team served 5,390 boxes to residents and community members!
Staff Spotlight
Silver Leaf Villas Team CARES
Atlantic Housing Foundation is committed to helping residents in need. During the COVID-19 pandemic, AHF Staff have helped get information to residents about CARES Act, ask for assistance, and encourage them to know who qualifies. Amanda Garrett, assistant manager at Silver Leaf Villas has provided assistance to many residents to help them understand the process and successfully apply for CARES Act Funds.

Heather Baker, Associate Director of Operations, stated, "I am so incredibly proud of this team, and their continued efforts to find assistance for our struggling residents. They are truly living our mission."

Garrett, and her Community Manager Deondria Primes were featured in the local Fort Worth news and Fort Worth Housing Solutions for their work with residents and passion for service. Primes stated, "We are building families and relationships [at Silver Leaf Villas]. [Passion for Service] is a core value of our company." Read more about this effort in the Fort Worth Texas News.

Waters at Ribaut
On July 30, 2020, Atlantic Housing Foundation, is pleased to announce the closing of the $13 million financing for the upcoming substantial rehabilitation of Waters of Ribaut, formerly known as Parkview Apartments at 2500 Duke Street, Beaufort, South Carolina. The LIHTC equity financing was provided by R4 Capital and the tax-exempt mortgage was provided by R4 Capital Funding issued through the South Carolina Housing and Finance Authority.

R4 Capital is a nationwide affordable housing investor, lender, loan servicer, and asset manager. Founded in 2011, the firm manages more than $3.2 billion of LIHTC equity and, through R4 Capital Funding, R4 Capital’s tax-exempt lending platform, has structured and services more than $1.2 billion of tax-exempt debt. R4 Capital’s combined equity and debt portfolio spans 44 U.S. states and territories and consists of more than 37,000 units of affordable housing.

Waters at Ribaut is a community with 60 units, and each of these units are on the housing choice voucher program, the federal government’s major program for assisting very low-income families, the elderly, and the disabled to afford housing. The rehabilitation will be comprehensive for each unit, in addition, a new leasing and community center will be added and an upgraded playground, among other amenities. The community will continue to be operated under the Housing Choice Voucher Program Section 8, as the HUD contract has been renewed for 20 years.
Spotlight on Educational Culture
Gold Mastery Award: Sapphire Ferrer
Sapphire Ferrer, Leasing Specialist for Villas at Sonterra Apartments, was the first to receive the Mastery Award: Level Gold. Alicia Key, Learning and Development Specialist reported, "Sapphire became the first Gold Mastery Award recipient on August 4, 2020. She trained another leasing associate on six competencies such as outreach marketing strategies. Her efforts led her team to reach and retain occupancy from 95% to 99%." Christi Cantu, Community Manager at Villas at Sonterra, remarked on the award, "Sapphire is a rock star of a leasing consultant and has always been self-motivated. She has used her creative and bubbly personality, and put her passion for leasing into her work. This passion has led to mentoring others and her dedication to her role is inspiring." Congratulations, Sapphire, on this well-deserved award! Way to go above and beyond! Atlantic Housing Foundation is committed to education, for our employees, scholarship recipients, and residents.
Scholarship Student Spotlight
Scholarship Recipients Give Back
Atlantic Housing Foundation Scholarship recipients participate in 40 hours of community service each semester as a part of the requirements to maintain the scholarship for the next semester. Pictured left, Uri-El Jackson, recipient of the Sharon Murphy Excellence in Education Scholarship, donated her time over the weekend to help Hurricane Laura evacuees. Jackson consistently gives back to her community and past volunteerism includes Cypress Falls High School, Houston Food Bank, and Good Shepard Mission. Thank you for giving back, Uri-El!
