MAC Works Toward New Clayton Location


The Missouri Athletic Club (MAC) is moving closer to bringing a new chapter in downtown Clayton with plans for a $3 million expansion. While a firm opening date and membership model are still being finalized, the club has announced its plans for this third location, signaling its continued growth.


Although construction has not yet begun, the MAC is targeting March 2026 as the anticipated opening. The new site, tentatively called MAC Clayton, will span more than 30,500 square feet across the 14th and 15th floors of the 16-story Pierre Laclede Center—placing the club in the heart of Clayton’s business district.


Members can expect an elevated experience designed to blend tradition with modern amenities. Plans include:


·      Upscale dining and a full-service bar

·      Dedicated coworking and business meeting areas

·      Flexible event space for gatherings and celebrations

·      Comfortable lounge areas for relaxation and networking


Dining service will be offered Monday through Friday for breakfast, lunch, and dinner, with Saturday evening dining available as well—providing members and guests with versatile options to connect both professionally and socially

 

While details on the membership model are still being finalized, MAC leaders emphasize that the expansion reflects their vision of evolving with the needs of current and future members. By offering both traditional and contemporary amenities in a central Clayton location, the club hopes to attract a new generation of professionals while continuing to serve its longstanding membership.


As plans progress and the build-out begins, the community will be watching closely for updates on this exciting addition to Clayton’s business and social landscape.


HOK’s Restoration Won 2025 ASLA Landmark Award


In 2000, HOK stepped in to lead a comprehensive transformation, ensuring that the park would thrive as a civic treasure for its 100th anniversary in 2004 and beyond.


The revitalization was far-reaching and multidisciplinary. Historic landmarks such as the Grand Basin, Government Hill, and Post-Dispatch Lake were restored to their original grandeur. HOK’s team also prioritized ecological health, restoring natural ecosystems and introducing a mix of seasonal and evergreen plantings. Modernized fountains, improved lighting, and expanded pedestrian pathways made the park more welcoming and accessible, while updated amenities brought the experience in line with the needs of today’s visitors.


HOK’s influence extends beyond planning and landscape architecture. Over the years, the firm has designed and contributed to several of Forest Park’s most iconic destinations. These include the St. Louis Planetarium, expansions for both the Missouri History Museum and the Saint Louis Art Museum, and the Living World at the Saint Louis Zoo. Each project balances respect for the park’s historic legacy with a vision for the future, creating spaces that engage, educate, and inspire.


Today, Forest Park continues to flourish as a cultural, recreational, and ecological hub—thanks in large part to HOK’s long-term commitment. As a trusted advisor to the institutions within the park, HOK plays a key role in enhancing venues, supporting sustainability, and ensuring that visitors from St. Louis and beyond continue to enjoy memorable experiences in one of the city’s most cherished landmarks.

The Fed Finally Blinked-What a 25 bps Cut Means for Commercial Real Estate +

The Federal Reserve delivered its first rate cut of 2025—25 basis points—and big banks immediately ticked prime down to 7.25%. It’s not a mic-drop moment, but it is a meaningful pivot after two years of rate headwinds slamming the brakes on deals, refis, and valuations. Reuters+1

The cut signals the door is cracking open on financing. The Fed cited cooling growth and a softer labor market—translation: they’re more worried about the downside than runaway inflation. Near-term impacts we’re watching


  • Debt costs: Marginally cheaper money helps bridge the bid-ask gap. Expect more selective refis and a slow return of acquisition underwriting that actually pencils. Prime moving down is the first domino. Reuters

One cut won’t erase: stacked 2025–2027 maturities, still-elevated construction costs, insurance shocks, and stubborn vacancy in non-prime office. What smart owners, lenders, and builders should do next


  • Re-run the models. Refresh WACC, DSCR, and exit cap cases at today’s curve—not last quarter’s curve. Small basis-point moves can unstick viable deals.
  • Triage maturities. If a refi or extension is within reach at 25–50 bps less, engage lenders now while pipelines are still light.
  • Get proactive on value-add. If you own quality dirt or shell space, tighten the business plan and press for cost certainty with GCs/subs while the cycle is in your favor.
  • Be choosy on office. Focus on tenancy durability, floorplate flexibility, amenities, and micro-location. Price in real TI/LCs and longer lease-up.
  • Watch the dots. The Fed’s signaling matters for cap-rate psychology as much as spreadsheets. If we get another cut, expect a sharper turn in sentiment. Reuters



This isn’t a cure-all, but it is the first real step toward thawing a frozen market. If you’ve been waiting for a catalyst to dust off deals, this is it—thoughtful, targeted, and still disciplined. Attracting and Retaining Women in Construction and Engineering

The construction and engineering industries continue to face a critical challenge: a growing skilled labor shortage. The $1.2 trillion U.S. non-residential construction sector is projected to be short 250,000–500,000 workers in the coming years. At the same time, women represent roughly half of the U.S. workforce, yet make up only 26.3% of architecture and engineering roles and 11% of construction positions. Recruiting and retaining women is more than a matter of equity—it’s a strategic solution to filling these gaps and strengthening teams.


Why Women in AEC Matter


Bringing more women into construction and engineering teams benefits organizations on multiple levels:


  • Cognitive diversity enhances innovation, promotes faster problem-solving, and reduces risk on complex projects.
  • Collaboration improves as the number of women in a group increases.
  • Financial performance rises: companies with diverse executive teams consistently outperform their peers.


In short, women’s participation isn’t just good for representation, it’s good for business.


Despite these benefits, women still face barriers in AEC, including cultural stereotypes, a lack of role models, and workplace bias. High turnover and limited advancement opportunities further compound the issue. Closing this gap means creating environments where women can thrive, contribute fully, and advance professionally.

  • Outreach and recruitment programs such as internships, scholarships, and school initiatives.

Staying Safe This Fall with Fall Protection

As the season of fall approaches, it’s a good reminder to think about another kind of fall—the kind that happens on the jobsite.


Construction is fast-paced, and it can be tempting to rush or skip steps to save time. But a single misstep can change everything. Falls are the leading cause of construction fatalities and remain OSHA’s most-cited violation year after year. So, let’s use the season as a reminder to recommit to fall safety practices that protect lives.


Fall safety starts with fall prevention and fall protection. Prevention stops falls from happening in the first place, through guardrails, scaffolds, or even planning work at ground level. Protection, on the other hand, minimizes injury if a fall does occur, using tools like harnesses, lifelines, or safety nets. Both are critical for keeping workers safe.


The most common causes of falls often come down to:


  • Missing guardrails
  • Improper use (or lack) of harnesses
  • Carrying tools while climbing
  • Rushing
  • Inconsistent training.


The good news is that these risks are preventable.

2026 Construction Trends: The Short List (and What to Do About It)

The industry is shifting from “interesting pilots” to standard practice across tech, materials, and delivery. Growth is steady, capital is cautious, and owners want proof—not promises. Here’s what’s actually moving the needle in 2026.


1) Modular & Prefab Go Mainstream


Factory-first delivery is now about speed to revenue and quality you can predict. Think bathroom pods, MEP racks, headwalls, and select volumetric units. The winners design for DfMA early, lock logistics (cranes, routes, staging), and measure success by units set/day and rework hours avoided.


Do now: Pick one high-repeatability scope for your next project. Require model-based submittals and define acceptance metrics up front.


2) AI Everywhere (Quietly)


AI is baked into schedules, estimates, safety cams, and maintenance. It won’t build your project, but it will shave delays, cut rework, and catch issues before you do—if your data is clean and teams actually follow the nudges.


Do now: Re-run your 2026 pipeline with AI-assisted schedule and cost scenarios; instrument one site for predictive maintenance and gate-camera PPE analytics.


3) Robotics & Autonomy Fill the Labor Gap


Autonomous grade cycles, robotic layout, rebar-tying, and drone/scan QA are moving from “demo day” to daily work. Crews shift from repetitive strain to setup, monitoring, and QA—which also helps retention.


Do now: Start with a repetitive scope (deck reinforcement, large pads). Assign a “robotics champion,” track ties/hour and variance, and scale once the numbers prove out.


4) 3D Printing Graduates from Pilot


Printed walls/cores and site elements are entering production where repeatability and speed matter. Codes and AHJs are catching up via performance-based pathways. Printing won’t fit every job; it will fit some jobs perfectly.


Do now: Identify a pilot with repetitive units and a receptive AHJ. Pair printing with automated layout to lock tolerances.


5) Low-Carbon Materials Become Baseline


Owners and agencies increasingly require EPDs and embodied-carbon thresholds—especially for concrete, steel, glass, and asphalt. Modern mixes (SCMs, limestone cements, mineralization) are becoming the default; bio-based materials expand in non-structural roles.


Do now: Bake EPDs and project GWP targets into Division 01. Decide early where you can run low-carbon concrete without schedule pain; capture documentation cleanly at closeout.

Data Centers in 2025: The Quick Read

If the internet is a city, data centers are the power plants. In 2025 we’re creating ~0.4 zettabytes of data per day, and the market is on track for ~$418B in 2025 and $650B+ by 2030. Translation: more concrete, more cable, more cooling—fast.


What’s driving the build boom?


  • AI & Cloud: GPU-dense racks (often 30–50kW+) are forcing new designs and liquid cooling.
  • Connectivity: 100–400–800G backbones and spine-leaf networks are the new normal.
  • Hybrid everywhere: Hyperscale for scale, colocation for speed to market, edge for sub-10 ms latency.


The Main Flavors


  • Hyperscale: The cloud giants; city-scale power footprints.
  • Colocation: Lease space/power/cooling; grow as you go.
  • Edge: Small, close to users/equipment; think 5G, IoT, real-time apps.
