According to September sales data gathered from Unlock MLS, one of our MLS providers, closed sales rose 6.7% year over year to 2,416 sales in the Austin-Round Rock-San Marcos MSA, ending the third quarter with its strongest sales growth of 2025. Coupled with a 1.8% decrease in the median sales price to $420,000, the data reflects sustained activity through late summer and early fall, pointing to renewed buyer confidence and continued market balance as prices follow typical seasonality.

"How Mortgage Rates are Set"


The Fed's bank rate effects short term borrowing, like credit cards and car loans. The Fed doesn’t directly set mortgage rates. Instead, they’re influenced by several factors, from the Fed’s interest rate policy decisions to bond market investors’ expectations for the economy and inflation.

Mortgage rates generally follow the trajectory of the 10-year Treasury yield, which lenders use as a guide to pricing home loans.


The key to lower mortgage rates will be decreasing inflation and a steady but not overheated job market.



"Average Texas mortgage rates for October 22, 2025"


  • 30-Year Fixed: The average APR is 6.07%, a 0.02 percentage point increase from yesterday. One source gives a slightly higher average interest rate of 6.31%.
  • 15-Year Fixed: The average APR is 5.38%, a decrease of 0.08 percentage points from yesterday. Another source shows a 5.69% average interest rate.
  • 5/1 ARM: The average APR is 6.82%, up 0.06 percentage points from yesterday.
