Words I like: focus + work ethic + time = wealth

The “Real” Real Estate Minute:

A few weeks ago, I was chatting with someone who had just made their final mortgage payment, huge milestone!

But when I asked what their next steps were, they kind of shrugged and said, “I guess… I’m done?”

And that got me thinking. So many people celebrate the payoff (rightfully so!) but don’t realize there’s still a little checklist to run through to fully protect the home they now own outright. In Georgia especially, skipping these steps could lead to future headaches, from title issues to tax mix-ups, or even fraud.

Here’s a quick breakdown of what to do after you pay off your mortgage so you don’t leave anything to chance…

1. Make sure the lien is truly gone.

In Georgia, you don’t technically have a mortgage, you have a security deed. And even when you pay off your loan, that lien doesn’t just disappear. By law, your lender has 60 days to file a cancellation with the county’s Superior Court. Around day 90, do a quick check online to confirm the lien was properly removed. If there is no record then its time to reach out to the lender.

2. Tighten your ownership records.

Now’s the time to get your paper trail clean. That includes your original warranty deed, payoff letter, closing docs, and a copy of the recorded lien cancellation. Keep both digital and physical copies handy. It’ll could save you headaches down the road.

3. Take over the taxes and insurance.

No more escrow means you’re the one cutting checks. Double-check with your county tax office to make sure bills are being mailed to you and set a reminder for due dates. Same with your insurance: remove the lender from the policy and confirm your coverage levels are dialed in.

4. Don’t sleep on fraud prevention.

A paid-off home is a tempting target for scammers. Set up title monitoring alerts (some counties offer this for free), stay alert for strange mail, and think twice before signing over quitclaim deeds or powers of attorney. Title insurance protects past issues, not future fraud.

5. Get your estate plan dialed in.

Now that you own your home free and clear, it’s a big asset in your estate. Talk to a planning attorney to see if a will, living trust, transfer-on-death setup, etc. is best for your situation.

TL;DR:

Paying off your home is amazing but protecting it is the next step. Take that last step by handling the paperwork, systematize monitoring for fraud, taking control of taxes/insurance, and line it up with your long-term financial plans.
