Fall is here and the clocks have been turned back an hour taking away the last of our extra daylight for several months! At least we can enjoy the extra hour of sleep. WE have earned it!
Down here on Seven Mile Island we are gearing up for the Thanksgiving weekend - Festival of Trees, Post Thanksgiving Turkey Trot, Festive Friday, Snowfest Saturday, Santaβs arrival, parades and a whole lot more to celebrate here on Seven Mile Island. In spite of a rainy windy October buyer interest prevailed with 30 homes going under agreement through 10/31/2019. Avalon participated in 68% of the transactions for the month. Avalon Single home sales were consistent with last year; townhome/condo sales exceed 2018 by 33%. While Stone Harbor sales fell short, two of the three highest priced sales on the island were on the bay in Stone Harbor β two homes sold at $4.8+ in Stone Harbor while the Avalon Bayfront sale exceeded $5.0. All were of newer construction. Last year the sales on the Stone Harbor bay for October were 5 β all tear downs making way for the new construction sales of 2019. In October 2018 the high price on the Avalon bay was $4,050,000 for an oversized 93 x 141 lot as compared to this October for a brand new home over $5.0 million. Two Bayfront townhomes went pending - $1, 8+ for an older resale home while newer construction is under contract in the $2.3 range. Three non Bayfront townhomes went pending within days of listing β all priced from $925,000 (selling for full price) to $1.2.
All the beach block sales (3) in Avalon were tear downs - $1.6-$2,224,000 making way for new construction properties for 2020. Values continue to grow as we sell through property at a faster pace. Average price for the month increased by 15% while average days on market continue to decrease to right around three months. The island has under a six month supply of townhome/condos for sale and 30% of the condos are of the
resort motel category. Based on October sales, the island has less than a 7 month supply of homes to sell.
The Ferguson Dechert sales team participated in 68% of the transactions for the month of October. Of those sales, we represented both buyer and seller in 50% of the listings listed and sold by our team. We will continue to work with serious buyers through the next few months. While not at the same
frenetic pace of prior months, the serious buyers remain in the market waiting for the right opportunity. Interesting to note β we see high end sales in the last 60 days often due to bonuses and tax benefits these sales afford the buyer. The fourth quarter can be an opportune time for buyers to purchase. Use the off season to make the home your own in time for 2020 summer, put the home on the rental market if covering some carrying costs is of interest or prevent a current owner from filling the home with 2020 rental leases if you donβt want to rent. Sellers may be more interested in moving their homes for any number of reasons before the end of the year and of course the rates continue to be ridiculously low- a buyerβs purchasing power has rarely been so strong!
