It's Here!  DC's Spring Market is Upon Us

I am fortunate to talk frequently with reporters about our real estate market, and this past monthly, I was the featured real estate expert on  Midday Report, as well as in  Parade  and Curbed DC sharing insights into our the spring market, and tips that help property owners optimize the sale of their home.

And, though we expect 2017 will continue weighted to the seller, p erhaps the wisest bit of advice I can provide to sellers is this: do not take the market for granted. You should prepare and/or price your property in order to make the most favorable first impression.

A discriminating buyer wants to know that if they are paying a premium, the property has been updated and well maintained. But if the property lacks updates and regular maintenance, they buyer will expect a lower price. Flashy cosmetics are no longer enough to position a home in the sweet spot to sell. Maintenance and sound function are imperative.

Prepare your home like you live in a museum - stage it if you can, or remove some of your furnishings so your home feels spacious and alludes to optimal use and flow. Apply fresh paint. Mulch planting beds. Wash the windows. Most importantly, let in the light ...and if you home lacks natural light, invest in tasteful fixtures that amp up the lighting throughout.  One rarely finds a buyer looking for a home that boasts of its darkness!
