National Day of Remembrance

In 1868, General John Logan, the Commander-In-Chief of the Grand Army of the Republic, proclaimed: "The 30th of May, 1868, is designated for the purpose of strewing with flowers, or otherwise decorating the graves of comrades who died in defense of their country during the late rebellion, and whose bodies now lie in almost every city, village and hamlet churchyard in the land."

Memorial Day, as we now call it, is observed on the last Monday in May and the tradition of gathering at Arlington National Cemetery to mourn the fallen and decorate graves continues. Let us never forget the sacrifices of those who died for our country.

Tips to Optimizing Your Home's Presence
First impressions are everything in real estate. Because we are experiencing a hot market for sellers, some will, of course, choose to put their home on the market with very little visual preparation or without giving much thought to property maintenance on the premise that it will sell.
 
Don't be misguided! You are always well advised to put your best foot forward.
 
Here are some critical considerations to ensure your home sells close to - or above - your goals:
  1. Have all mechanicals serviced (i.e., HVAC, water heater, etc.). And ask your contractor to post service stickers with dates of service. Everyone wants to know the home is up to code and worry free.
  2. Let the sunshine in. Wash every window and pull the blinds. In fact, have the entire home professionally cleaned. Nothing kills a sale like a home without sunlight or appears to be dirty.
  3. Stage it like a museum. Your home should present like a showroom to illustrate maximum flow from one room to the next, and should be uncluttered.
  4. Make it easy to show. The first two weeks are critical, so when someone wants to see your home, do everything you can to allow it to be shown without requesting to reschedule.
  5. Give it at least a full weekend. A majority of buying consumers find time over the weekend to visit inventory. More visits equate to more potential buyers equate to multiple offers equate to escalations. And sometimes those escalations can pay for plenty of aspirin to cure you of the headache of keeping your home on the market a full weekend.
