Earnest Money Practice Tip
Far too often, the listing broker’s office receives earnest money checks without notation of the property address. Cobrokes, please remind buyers to reference the property address on the check prior to sending it. This simple step saves time for the listing company by avoiding the detective work it takes to figure out where the check came from. Also, the address notation safeguards against the money being appropriated to the wrong account, or misplaced. 
Sending a Showing Report - No Need to Be Rude
The GMAR has received several complaints recently about vulgar language being used in showing reports.
For example, a recent showing report stated, “the house smelled like s____!”
 
It may be helpful for a seller to know if their home presents an unpleasant odor—especially if several buyers provide the same feedback. However, there’s certainly a more tactful way to say it.
 
Another example, the showing report said the buyers didn’t like the outdated, ugly wallpaper.
 
The buyers did not like the wallpaper would suffice.
