Rent Reasonableness Evaluations

The Long Beach Housing Authority has recently updated our rent reasonableness evaluation process. These changes are designed to align approved rents with current local market rates, address HUD's requirement on rent reasonableness to avoid compliance issues (24 CFR §982.507), and use Housing Assistance Payment (HAP) resources more efficiently. This ensures that approved rent amounts are fair and reasonable. The updates aim to maintain a competitive local housing market, adhere to HUD regulations, and judiciously use our resources, ensuring that rents accurately reflect true market values without contributing to rent inflation in our community.


We recognize and value the input of property owners and continue to welcome you to submit your own comparables during the rent reasonableness evaluations. While submitting your comparables does not automatically guarantee approval for higher rents, it ensures your data is included in our comprehensive evaluation process.


These enhancements demonstrate our commitment to a fair and efficient leasing process, supporting both property owners and voucher families. They are part of our broader effort to uphold the integrity of our programs and respond to community needs.
