WHEN DOES A REALTOR ® USE THE EQUAL OPPORTUNITY LOGO?
The Fair Housing Act itself does not require the use of Equal Opportunity logo or slogan, “Equal Housing Opportunity,” in any ad. However, using the logo regularly is good evidence of the company’s commitment to fair housing compliance. The equal housing opportunity logo is a picture of a small house with the words “equal housing opportunity” directly beneath it. Note that the small house picture cannot be used without the words “equal housing opportunity” beneath it, but the words can be used without the small house picture. According to HUD guidelines, all advertising of residential real estate for sale or rent should contain an equal housing opportunity logotype, statement, or slogan as a means of educating the home-seeking public that the property is available to all persons, regardless of the following:

  • Race
  • Color
  • Religion
  • Sex
  • Handicap
  • Familial Status
  • National Origin

Wisconsin Fair Housing Laws include the federally protected classes plus the following:

  • Sexual Orientation
  • Marital Status
  • Ancestry
  • Lawful Source of Income
  • Victims of Domestic Abuse or Other Crimes

APRIL 20TH CONCEALED CARRY COURSE AT THE GMAR IS CANCELLED
Due to the coronavirus and social distancing regulations, the Concealed Carry Firearms Safety Class scheduled for April 20th at the GMAR office has been cancelled . We will work with MPD Training to get this rescheduled as soon as we are able to.

SELLERS' DIRECTIVES AND SOCIAL DISTANCING
Real estate has been deemed an essential business. However, specific standards must be followed to comply with the Governors’ orders.

What if a seller adopts a more cavalier attitude about the seriousness of COVID-19, and may not care how many people are scheduled to see their home? If so, the real estate practitioners still must adhere to the orders.

For example, if a seller informs the listing broker that they don’t care if showings overlap, or they demand open houses, these activities will likely violate the order. Social distancing must still be followed and it’s up to the Realtor® to advise the seller of these rules:

Social Distancing Requirements. For purposes of this Order, Social Distancing Requirements includes maintaining social distancing of six (6) feet between people; washing hands with soap and water for at least 20 seconds as frequently as possible or using hand sanitizer; covering coughs or sneezes (into the sleeve or elbow, not hands); regularly cleaning high-touch surfaces; not shaking hands; and following all other public health recommendations issued by DHS and the U.S. Centers for Disease Control.

MESSAGE FROM WHEDA REGARDING FALSE RUMORS
While we continue to reach out to our large lender network of banks and mortgage lenders, we continue to hear rumors and
misinformation about the WHEDA Single Family program. Much of this is speculation on whether we will cease lending or
shut down. While we are a State Authority, we operate like most banks and mortgage companies as a seller- servicer for Fannie Mae
and a HUD approved FHA lender. This current situation is unlike the past recession challenges when our only source of funding loans
was via bond sale. We continue to remotely register loans and fund closings every day in an efficient and timely manner.

REMINDER TO RENEW YOUR LICENSE BY 12/14/20
To maintain real estate licenses in the state of Wisconsin, real estate licensees must complete 18 hours of continuing educations (CE) every two years. The 18 hours must include completion of 3 hours for each of the 6 required course topics listed below. There are no longer elective courses as part of the 18 required hours.

  • Course 2: Wisconsin Offers to Purchase
  • Course 3: Wisconsin New Developments
