Dear Community- 
 
The 1 st   quarter of 2020 has come to an end and we should take this time to step back and find ways to help one another. Not only is our city and county being affected by COVID19, the entire world is suffering too. During these uncertain times the best thing A-1CHS can do is to follow our counties guidelines, and know that by doing so we are doing our part to help overcome this challenging time. Our community, employees, clients and volunteers are our top priorities and we are taking appropriate measures to stop the spread. As of now in person First Time Homebuyer Workshops have been put on hold until further notice.

The 2 nd  Annual Housing Fair has been rescheduled for July 11th . Flier with full details will be emailed out once the shelter in place order has been removed.
  
A-1 Community Housing Services office hours have been modified and we will only be seeing clients on appointment basis only. You can call our office or send an email to [email protected] If you need resources or information. We will respond as soon as possible.

HUD Approved First Time Homebuyer Certification Workshops  
 With these challenging times we are trying our best to continue to find a way to offer resources and information and at the same time help you meet deadlines for upcoming down payment applications. For the month of April we will be offering the following: 
 
FREE Virtual Class Certification Workshop  
You must complete all sessions in order to qualify for the certification 
Tuesday April 14 th  1p.m. – 4p.m.   Part I 
Wednesday April 15 th  1p.m. – 4p.m. Part II 
Clients are still required to complete a phone counseling appointment in order to receive certification of completion.  Part III 
 
E-Home Online Certification Class for $34.99  
For the month of April, we will be offering a coupon code in order to take the class based on your availability from the convenience of your home.   The code is ONLY valid for April  
Clients will still need to provide all supporting documents and complete the one-on-one phone counseling in order to receive the certification.

Financial Literacy in Our Schools
Thursday April 30th, 2020 we will be hosting a 1-hour Financial Literacy Workshop via Zoom to our Hayward Unified School District Students. This 1-hour class will go over the importance of
budgeting, savings and credit.

Mortgage Payment Relief Information
Before you decide to stop making payments to your lender. Please read thoroughly and understand the available options your lender is willing to offer. The mortgage relief is not automatic. Please do not simply stop making your mortgage payments. You must work with your specific bank (not all banks are participating in this)
Although the Governors deal with the 200+ banks is a major agreement, it is NOT a law. Meaning bank are not compelled by law to grant any relief.
PLEASE get in contact with your bank to request the relief options and confirm agreements with your bank.
Please understand Loss Mitigation Options. If you have any questions one of our counselors will be more than happy to sit with you and review your options.

Helpful Vocabulary:

Deferment: Allows your lender to lower your monthly mortgage payments for a set time period. Once the deferment period ends, you can pay back the deferment amount by making 1 lump-sum payment or by adding the monthly payments to the end of your mortgage term.

Repayment plan: A process in which a homeowner promises to pay down past due amounts on a mortgage while continuing to make regular monthly payments on a property.

Mortgage Reinstatement: If you have enough cash, you can “reinstate” your mortgage by making up all the missed payments plus fees and interest the lender/mortgage company charges you in one lump sum.

Forbearance: A temporary period of time during which a regular monthly mortgage payment is reduced .
 
Mortgage modification: any change to the terms of your mortgage loan, including changes to the interest rate, loan balance or loan term.
