We are proud to announce our new name of Mid Jersey Association of REALTORS®, Inc. We received notification from the State of New Jersey that our new association name has been registered, and we can now use the name. The name change follows a recent merger between CORE Association of REALTORS® and Metro Centre Association of REALTORS® (MCAR) on October 24, 2023, creating the fourth largest association in New Jersey with more than 8,000 REALTOR® and Affiliate members. Throughout the coming weeks, we will roll out rebranding efforts that include a new logo and changes to the website. The changes will be integrated into our marketing, member communications, and other materials. Mid Jersey Association of REALTORS®, Inc. represents (4) counties: Hunterdon, Mercer, Middlesex, and Somerset, with office locations in Branchburg, South River, and Trenton. The South River office has been designated as the headquarters.

New NJ Laws on Rain Sensors and Solar Panels Governor Murphy signed two laws New Jersey Realtors® secured amendments to concerning the disclosure of solar panels and installation of rain sensors on lawn sprinkler systems.
|
|
|
A-4522 requires disclosures when a single-family home with solar panels is sold. New Jersey Realtors® worked with the sponsor to ensure the disclosure is required through the property condition disclosure statement rather than the responsibility of a real estate professional who worked on the sale. The new law will become operative upon the publication of information about it by the Real Estate Commission. It will apply to single-family homes with solar panels installed after the law was signed.
A-1755, which New Jersey Realtors successfully opposed for over 17 years, requires automatic rain sensors/smart sprinklers to be installed as a time-of-sale requirement. Amendments secured by New Jersey Realtors® allow funds to be held in escrow so closings can proceed even if rain sensors or smart sprinklers are not installed while also delaying the requirement for contracts of sale to contain provisions about this law for a period of three years. In addition, landscape irrigation contractors must notify their clients of the requirements in the new law within 60 days of the law being signed so homeowners are aware of these requirements well before the time-of-sale requirement takes effect in three years.

NAR Supports Centralization of Compensation Lawsuits
Last month, plaintiffs in some of the ongoing antitrust lawsuits concerning broker commissions filed a motion with the Judicial Panel on Multidistrict Litigation, asking the panel to centralize and transfer various cases to the federal court in the Western District of Missouri, where the Sitzer/Burnett case was tried.
