This monthly newsletter serves to

on the past year’s successes and challenges. Two thousand eighteen was a
record-breaking year
for Black Diamond and many other companies in north central WV. We exceeded our annual goals and added two strong team members, Chris Waters and Jeff Wise. North central West Virginia continues to be the shining star for the state and other areas are seeing growth as well.
A recent article in the Dominion Post announced the improvement of West Virginia’s quality of life rating from 46

to 44
th
nationally (

). We feel encouraged by this growth and remember that West Virginia’s story will continue to evolve over time. Consistent growth, while maintaining a focus on the big picture, is imperative to keep West Virginia moving forward. What does the big picture look like? What should we focus on? Many believe economic growth should focus on recession-resistant industries such as healthcare, education and government. Concurrently, we need to increase the number of technology jobs and promote the continued growth of the energy sector.

Black Diamond Realty closed out the year by
successfully securing two high profile sales
. The process was exciting and challenging. Our clients put significantly reduced timelines on both deals. Each client instructed our team to secure buyers and ensure both assets closed before year end. Achieving a year-end closing was an important financial planning detail that tied to tax benefits/consequences. In representing these sellers, Black Diamond Realty secured both buyers.

The first investment offering was titled
WVU Medicine Campus at Ridgeview Business Park.
The offering consisted of three buildings, totaling 30,399 (+/-) square feet, with a 1.63 acre lot, collectively sitting on 5.03 (+/-) acres. All parcels are leased to WVU Health System which is a credit rated tenant.

The second offering is a
Suburban Extended Stay Hotel
that fronts I-70 at The Highlands (Cabela’s) exit in Triadelphia (Wheeling), WV. Constructed in 2012-2013, this 120-room hotel is well-positioned in the heart of the Marcellus/Utica shale O&G plays while close to numerous restaurants and big box retailers. The hotel has been voted Choice’s Suburban Hotel of the Year four times since it was constructed.

closed each asset the last two weeks of December

On December 27th, a few of the Black Diamond team members gathered together to serve dinner for the guests of
Rosenbaum Family House
. The team prepared delicious tacos for roughly 30-40 people with assortment of festive Christmas cookies and donuts from Peace, Love and Little Donuts for dessert.
