Dear PGA WEST Residential Association Homeowners,
The Association’s insurance policies renew on October 1, 2025. Attached, are two Certificates of Insurance:
Certificate of Property and Liability Insurance – 10/01/2025 to 10/1/2026
- Bare Walls Policy
- Total coverage amount is $706,894,250
- Water damage deductible is $50,000 per incident
- Fire damage deductible is $10,000 per incident
Certificate of Insurance (Earthquake Policy) – 10/01/2025 to 10/1/2026
- Covers common areas only
- Deductible is 15% of the property value, as shown on the Statement of Covered Locations and Values, per unit, subject to a $25,000 minimum per occurrence
Please note that the Association’s CC&Rs require homeowners to separately insure their ‘unit’ and all personal property, as well as any improvements within the unit. Compliance with this requirement is essential, particularly under the Bare Walls Policy, which covers all covered perils up to and including studs, drywall, and rough electrical and plumbing. Owners must insure flooring, cabinets, countertops, plumbing, electrical fixtures, and personal property.
Please refer to the unit owner letter provided by the Association’s insurance broker, Prendiville Insurance. This correspondence explains the Association’s coverage and identifies items covered and not covered to assist you and your broker in determining the extent of insurance that you purchase individually for your unit and your personal belongings.
Additionally, the Association recommends purchasing Earthquake Insurance with loss assessment coverage.
