WHAT'S NEW IN YOUR 2025 PROPERTY TAX ASSESSMENT

2025 ASSESSMENT NOTICES ARE AVAILABLE

Two new state laws are now in effect and will impact your property taxes starting this year.

Fulton County’s 2025 Notices of Assessment are now available online at www.fultonassessor.org, and printed copies have been mailed to property owners.

As required by Georgia law, the Tax Assessors' Office issues these annual notices to reflect the fair market value of each property.

This year’s notices include updates due to changes in state law under

 HB 581 and HB 92. Because of recent mail delays in some parts of metro Atlanta, property owners are strongly encouraged to view their notices online as soon as possible. Those without internet access may visit the Fulton County Board of Assessors’ office for in-person assistance.

If you believe your property value is incorrect, you have 45 days from the date of the notice to file an appeal. For most residents, the deadline to appeal is Friday, August 1, 2025, unless another date is listed on your notice.

CHANGES ON YOUR ASSESSMENT NOTICE

You might notice that the bottom of your 2025 property assessment notice looks a little different this year.


  • All 18 cities and taxing areas in Fulton County have now included something called a “rollback rate” on the notice.


  • This rate shows what the tax rate would be if your local government kept tax revenue the same as last year, even if property values went up.


  • This is just for information only— IT DOES NOT CHANGE YOUR PROPERTY VALUE OR YOUR ACTUAL TAX BILL


If you own property in another county, that notice might look a little different too.

NEW FLOATING HOMESTEAD EXEMPTION

This year, Georgia is offering a new “floating” homestead exemption that could reduce your property taxes.

What does “floating” mean? It adjusts each year to help balance out changes in your property value—so it can save you more when home values go up.

Here’s what you need to know:

  • You don’t need to apply separately. If you already have a basic homestead exemption, this one is automatic.
  • You don’t need to reapply each year. Once you have it, you’re covered.
  • Not all cities or districts are included, but Fulton County is.
  • Fulton County has offered a similar exemption for over 20 years, and you’ll automatically get the version that saves you the most on the County portion of your taxes.


EXTENDED HOMESTEAD APPLICATION DEADLINE

If you’re eligible for a homestead exemption but didn’t apply by April 1, you now have another chance. You can still apply during the 45-day appeal period.

  • If you disagree with your property value, you’ll need to file a separate appeal—applying for the exemption doesn’t count as an appeal.
  • If you’re only applying for the exemption, you don’t need to file an appeal.
  • If you bought your home after January 1, you can still apply now, but your exemption will start next year (2026).

APPEALS DEADLINE IS AUGUST 1ST. 2025

UPDATE ON APPEAL FREEZE: If you appeal your property’s fair market value and the appeal results in a reduction, your assessed value may be frozen for three years. If there's no reduction, the freeze does not apply.

BEGINNING THE PROCESS OF ADOPTING 2025 MILLAGE RATE

Last week the BOC began the process of adopting a millage rate. The rollback rate (no tax increase) is 8.77. The county finance team proposed a rate of 8.87 (the current rate) to meet the county’s needs. This would create a revenue surplus of $7 million. 

Sometimes we have to cut back and spend less money. While I appreciate that the rollback rate would require trimming the budget, that is what we must do for the taxpayers of Fulton County.  


Some of my colleagues believe the opposite. Commissioner Ivory proposed INCREASING the rate to 9.87 (a FULL MIL), 3 other Commissioners agreed (Barrett, Abdur-Rahman, and Arrington). This represents a 12% increase to your taxes, all to pay for never ending increases in spending across the county. They need an additional $78 million for what????? …. They want an additional $78 million for just in case they need it. 


Thankfully this was just the first step in the process. Unless you support a 12% increase in your taxes, I encourage you to attend our upcoming hearings to make your voice known.
