2025 Market Recap: How Did It Really Perform?

As we wrap up 2025, we like to look back at the market predictions we made last year and compare them to what actually happened. While the year brought some unpredictability, the Kansas City housing market continued its shift toward a more balanced—and healthier—market for both buyers and sellers.


Our 2025 Predictions vs. Reality



Home Prices

We projected prices would rise 3–4%.

• Heartland MLS (KC metro): up 7.2%

• Johnson County: up 5.3%

• Jackson County: up 4.1%



Days on Market

We projected 40–45 days.

• Heartland MLS average: 42 days

• Johnson County: 36 days

• Jackson County: 40 days


Interest Rates

We expected rates to fluctuate and settle near 6%.

• 30-year fixed rates finished the year in the low 6% range, about 1% lower than 2024.


Number of Homes Sold

We projected a 6–8% increase.

• Heartland MLS: up 2.8% overall

• Johnson County: up 10.5%

• Jackson County: slightly down year over year



What We’re Watching for 2026

Based on insights from multiple sources, including the Chief Economist at the National Association of REALTORS®, here’s our outlook for 2026 in the Kansas City metro:


• Home prices: Expected to rise 4–6%, outperforming the national projection of roughly 2.2%

• Days on market: Likely to remain in the 40–50 day range, with well-priced, updated homes continuing to sell quickly

• Interest rates: Expected to hover around 6%, with the possibility of dipping into the upper 5% range late in the year

• Homes sold: Projected to increase 6–8%, with potential for even higher units sold due to pent-up demand

In a balanced market, experience truly matters. Nearly 50% of licensed real estate agents sold zero homes this year, and approximately 70% sold five or fewer.
