The holiday season is a joyous time of year at River Landing. The beauty of our community is on full display, and festive gatherings bring both new neighbors and familiar faces together in celebration - reminding us just how truly blessed we are.


While every property owner plays their part, the POA is tasked with ensuring that River Landing remains a beautiful and desirable place to call home. According to the protective covenants, the Association is responsible for maintaining and repairing all the common elements, as well as providing operational services to the community. The cost is covered through an annual assessment billed to the property owners which is due at the beginning of each calendar year. In 2024 your dues helped fund some positive improvements such as the upgraded gate system software, and expenses related to securing fiber internet for the community. Construction on that project is slated to begin in the next several months.


For 2025, the POA Board of Directors (Board) had several factors to consider in determining the dues rate for the upcoming budget year. Among them:

  • River Landing was established in 1996, meaning some of the infrastructure and equipment has been in place for over 25 years. As a result, several large repair and replacement projects are in order, such as bridge repairs and roof replacement at our gatehouses.
  • To adequately prepare for the future, and to avoid significant dues increases or special assessments, it is critical that the POA be proactive in planning ahead by building its reserve funds. An update to the reserve study performed in 2016 has been commissioned to provide guidance from a professional engineer on recommended reserve funding.
  • The cost of goods and services has continued to rise over the past year, which has had an impact on the operations of the Association.
  • The POA has lost significant revenue in the last few years due to the high number of lot combinations taking place in the community. When two or more lots are legally combined into one, the property is only subject to one dues assessment. At the time of this writing, over 100 lots in River Landing have been combined, resulting in a potential loss of more than 130 thousand dollars a year. The POA is currently exploring options to address this challenge.

As a result of these and other considerations, the Board approved a budget for fiscal year 2025 that includes a 3% increase in the annual dues. This translates to just $54 more per year for an improved property, and $40 more per year for an unimproved property. These minimal increases will help the POA achieve its goal of maintaining the high standards of the community at a time when revenue is being lost to lot combinations. It will also allow the Association to build its capital and operational reserves, preparing for both the future and for unexpected current expenses.

The 2025 budget and overall performance from 2024 will be available in January upon completion of year-end financial statements. Prior budget history is available on the Association website, www.riverlandingpoa.com.
