Market News

2025 saw lowest annual sales total in over two decades







Home sales registered in the Multiple Listing Service® in Metro Vancouver finished the year down 10%, marking the lowest annual sales total in 20 years.


The Greater Vancouver Realtors® report that residential sales in the region totalled 23,800 in 2025, a 10.4% decrease from the 26,651 recorded in 2024, and a 9.3% decrease from the 26,249 sales in 2023.

The median sale price of an APARTMENT in Coquitlam in December 2023 was $668,000. 
In December of 2024 it was $680,000 an increase of 1.8% over the previous year. 
In December of 2025 it was $645,000 a decrease of 5.1% over the previous year and a decrease of 3.4% over December of 2023.


The median sale price of an APARTMENT in Port Coquitlam in December 2023 was $555,000. 
In December of 2024 it was $551,000 a decrease of 0.7% over the previous year. 
In December of 2025 it was $615,000 an increase of 11.6% over the previous year and an increase of 10.8% over December of 2023.


The median sale price of an APARTMENT in Port Moody in December 2023 was $638,250. 
In December of 2024 it was $742,500 an increase of 16.3% over the previous year. 
In December of 2025 it was $710,000 a decrease of 4.4% over the previous year and an increase of 11.2% over December of 2023.


The median sale price of an APARTMENT in Maple Ridge in December 2023 was $500,000. 
In December of 2024 it was $538,000 an increase of 7.6% over the previous year. 
In December of 2025 it was $465,000 a decrease of 13.6% over the previous year and a decrease of 7.0% over December of 2023.
