What is happening in the local real estate market? The Hingham market continues to churn with high buyer demand and limited inventory. In the $2M and below price range, multiple offers are still very prevalent with sale prices going above list. However, it is a bit of a different story for over $2M with more options and a limited buyer pool. Total number of homes sold is slightly off from a year ago. However, total sales and the median sale price are all up from 2025. Currently the list price in Hingham is $1,550,000.
As you may have read, the country overall has seen many areas of decline, but New England continues to perform well. I have included an article from Realtor.com on national list prices below.
Inventory- As of 7/6/2026, there are currently 51 homes on the market in Hingham, as compared to 44 a year ago. However, in the $2M and below price range there are only 18 properties on the market, which last year was 20. Currently the median list price is $2,475,000. The $2M and below is the most active part of the market and where we need more inventory.
Interest Rates- We started to see mortgage rates moderate this year and then we entered a war and rates started to climb again. My "Go To" lender Kevin Byrne of Movement Mortgage reminds me that rates go up quickly and take their time coming down. See the latest rates below. Q3/4 Forecast-
- Interest rates in the mid to low 6% range
- Slight growth of median sale price based on demand and limited inventory
- More listings, particularly in September/October
- A more balanced market
- Good news for buyers who have been unable to enter the market
