2026 Property Assessment Notices:

What You Need to Know

2026 Assessment Notices will arrive in mailboxes on or about August 20, 2026. There is a 30-day window to appeal, with the last filing date of September 21st.


As you review your assessment notice, you may notice a larger-than-average increase in your assessed value. Many neighborhoods in Cuba Township have continued to experience strong sales growth, with market values increasing faster than assessed values. As a result, some neighborhoods will see larger-than-normal township equalization factors this year. 


It is important to understand the percentage change in your assessed value does not directly correspond to the percentage change in your property taxes. Your property tax bill is determined by the combined levies and tax rates of the various taxing bodies that serve you, as well as how your property's assessed value compares with other properties. 



Why Are Equalization Factors Necessary? 

Our office uses actual real estate sales data to determine how properties are performing in the marketplace. When sales indicate that a neighborhood assessed values have fallen behind current market values, an equalization factor may be necessary to bring assessments to a more uniform level. 


While no assessment can perfectly predict what every individual home could sell for, our responsibility is to apply market data consistently and fairly throughout each neighborhood. 


What If You Disagree With Your Assessment? 

If you believe your home could not reasonably sell for the market value reflected in your assessment, we encourage you to review recent sales of similar homes in your neighborhood. If those sales support a lower value, you may want to consider filing an assessment appeal.

Please remember that an assessment appeal is not a tax appeal. An assessment appeal concerns the value placed on your individual property. Tax rates and the amount of money collected are determined by the various taxing bodies. 


If you are concerned about the amount of taxes being collected, we encourage you to participate in budget and levy hearings and communicate directly with your tax bodies about their budgets, spending and tax levies. 


Don't Forget Your Exemptions 

Every homeowner should also review their exemptions to make sure they are receiving all exemptions for which they qualify. This may include the General Homestead Exemption (GHE) as well as additional exemptions, such as the Senior Citizens Homestead Exemption (SCHE) and Low Income Senior Freeze, if applicable.
