January 2017 Newsletter

I cannot believe it's the end of January already!  I feel like I celebrated New Year's Eve only a short while ago.  I suppose it could be that we are busy with stagings and making homes look pretty.

I love this month's Staging Success Story.  The buyer had seen the apartment prior to staging when the sellers were living there and didn't even make an offer.  Then the sellers moved out, the apartment was listed with and priced by a new real estate agent, and it was staged to show it's best features and potential. The buyer returned, fell in love with it and bought it for the full asking price!

See the before and after photos of our below.

Warm regards,

P.S. I am very proud to announce that we were voted by the Houzz community as a winner of their Best of Houzz 2017 award in the Design category as our portfolio includes some of the most popular images on Houzz in 2016.

Another success with Donna Dazzo and her team! This 3 Bed/2 Bath home needed a facelift after spending six months on the market with a previous broker. The space had great bones, but it was difficult for prospective purchasers to see past the existing décor.  Donna and her team transformed the property, leading to more than 50 people at our first open house.  As a result, we received multiple offers on the property and closed at Full Ask and in record speed!

Shortly after, the purchasers informed us that they had seen the property a year earlier, but were unable to see the potential of the space. The creative staging was able to give the listing the needed look and luster to captivate the buying public and allow them to experience the apartment for what it was - a charming home for their family to enjoy for many years to come.

 Tips
Tips and Tricks of the Trade:

Whether redecorating or doing a quick update, Houzz contributor James Wells shares some insight into enhancing your home on a budget!

1. Update a shower screen
TG- Studio

Update a shower screen. Many of us have a combined bath and shower, but that doesn't mean we need to put up with awkward shower curtains to control splashing. Reinforced glass screens are a great way to make a room feel bigger and give a bathroom a more custom feel.

 2. Throw down a rug
Skinners of Tunbridge Wells

Replacing an entire carpet can be an expensive business, but if your existing one is in reasonable condition, you might be able to jazz it up a little with a small addition. Rugs can give a floor, and indeed a room, a new lease on life - particularly if you go for a statement design.

 3. Dress a window with care

There's nothing like a poorly hung blind to make a window look unloved and forgotten about. A huge range of blinds is available, and you can pick one up fairly easily for less than $400. Spending a little time thinking carefully about where to position it and how to hang it can make a world of difference in how it looks.

4. Swap in a glass paneled door

All too often, hallways and corridors are a little on the dark side, and they rarely have access to much natural light.

5. Banish the bin

Trash is exactly that - trash - and I can think of very few instances where it enhances a room. If your existing kitchen bins are rather unsightly and are constantly drifting around the room, why not see if you can integrate them into your kitchen?

To Try in 2017!!

Back in December, Pinterest released their Pinterest 100, and  according to Apartment Therapy contributor, Tara Bellucci, the list features "a cadre of trending ideas to try in 2017." The following are some of the top trends she believes will be sticking around.

Navy is the new black
Navy is up 80% , and we love how it looks in interiors, especially in the kitchen.

Wood everywhere
Between  reclaimed wood , shiplap, and wood tiles, the  natural material has taken over  walls across America .

Nightstands

Pins of nightstands are up 721%. Switching up these bedside tables is a smart way to refresh your bedroom, whether you  DIY  or  buy .

Marble wallpaper

Marble is  no longer relegated to just the kitchen or bathroom . Wallpaper specifically  is up 303% .
