You've got a signed Listing Agreement, now what? 

There are many questions about when you are required to submit a listing to the MLS and when you can submit a closed transaction to the MLS for volume or comp purposes.

I’m the listing agent — and my client just signed a listing contract, what's next.


Fully executed listing contracts must be submitted to the MLS within three (3) calendar days to be in compliance with IRMLS Rule Section 1 Listing Procedures.


What if the listing been publicly marketed (Facebook, sign in yard, email blast, etc)?

That ups your timeline to submit your listing to the MLS within one (1) business day to be in compliance with IRMLS Rule Section 1.01 Clear Cooperation.


What if the listing is not ready to be shown?

IRMLS provides the 'Listed Coming Soon' (LCS) status to account for delayed showings. Your listing is entered with the LCS status (and signed authorization form) to delay showings up to 21 days. Listings in LCS are marketed like Active listings, but cannot be shown until the listing is Active.


What if the listing is not ready to be shown OR marketed?

Your client must sign an IRMLS Registered Office Exclusive form which must be submitted to info@raci.org within three (3) calendar days of listing agreement signatures. This fulfills 'submit your listing to the MLS' in IRMLS Rule Section 1 Listing Procedures.

No public marketing (sign, Facebook, etc,) can be done under the ROE. If publicly marketed you must make listing immedistely Active.

I’m the buyers agent for a listing NOT in the MLS — and my client's offer was accepted, what's next.


Listings may be submitted to IRMLS for volume or comp purposes within 30 days after closing.


I brought the buyer to a FSBO or builder. How do I get credit for the sale?

To receive volume credit for a sale outside the MLS you may enter the sold listing as list agent and selling agent. Submit the MLS# to RACI through Sold Comp Listing (RACI Nonmember) Change Form on the Paragon Home Page. RACI will update the list agent to RACI Nonmember.


I brought the buyer to a MIBOR or other MLS listing. How do I get credit for the sale?

To receive volume credit for a sale outside the IRMLS, first search for list agent in Paragon Member Roster. If they are not listed in Paragon you may enter the sold listing as list agent and selling agent. Submit the MLS# to RACI through Sold Comp Listing (RACI Nonmember) Change Form on the Paragon Home Page, indicate List Agent & Office. RACI will update the list agent to RACI Nonmember if the agent is NOT an MLS Only with IRMLS.


I had both sides of the transaction. Why does the list agent get changed to RACI Nonmember?

To receive volume credit for both the listing and selling sides, you must have a properly executed listing contract paired with a Registered Office Exclusive form that was submitted to RACI within three (3) calendar days of listing agreement signatures.

An agreement with a FSBO for payment if you bring the buyer is not a listing contract and does not fulfill the requirements to enter in the MLS.

Decoding Real Estate: How Agents can Leverage AI Tools, with Jeff Lobb

This month’s episode of Decoding Real Estate is centered on a hot topic: Generative AI for real estate. Reggie and Genie from RPR® (Realtors Property Resource®) welcome special guest Jeff Lobb, founder and CEO of SparkTank media and Coach 52.

Jeff and the DRE crew discuss generative AI ChatGPT tools and the impact they’re having on agents as individuals and the industry as a whole. Jeff explains that many of the tools being introduced, especially the Market Trends ScriptWriter from RPR, are so easy to use and have so many benefits, that not using them is a real missed opportunity. On the flip side, the group also talks about the concerns of relying on too much AI and how to avoid these pitfalls.
