Days On Market (DOM) – DOM will begin from when the listing is entered into the LCS status (Input Date). DOM will continue to accrue when the status changes to Active. DOM will no longer reset to 0 when the status changes to ACTIVE.
Start Showing Date will automatically display on the first line of Public REMARKS for all new listings entered on or after 1/5/22 3:30 pm est.
Start Showing Date will be removed from the Remarks field when the listing changes to ACTIVE
Market Monitor Change: LCS listings will display on the Market Monitor as NEW when they are entered into Paragon. The listing will NOT display as NEW when the Status changes to Active.
Saved Searches/Collab Center: LCS status is now available to be added to Saved searches and searched in Collab Center. LCS listings may be provided to clients and customers.
Public Marketing: LCS Listings will automatically be provided to IDX Vendors, Syndication Vendors and MLS Partners upon entry of the listing into the MLS. Vendors are required to display the Start Showing Date for all LCS properties.
RETS Filters: The LCS Status has been added to all RETS filters for IDX, Syndication and MLS Partners. Start Showing Date field has also been enabled.
*Listed Coming Soon properties may be publicly marketed and must be entered into the MLS with 1 business day of public marketing. Agents will have 3 calendar days to enter the LCS listing if no marketing is done.
Listed Coming Soon Authorization Form: Agents MUST submit the LCS Authorization form to the local board staff.
REMINDERS:
- The Listed Coming Soon Status is only available for New listings and can only be used once per MLS#.
- The LCS Status will auto maintain to active on the Start Showing Date if not manually changed prior to the Start Showing Date.
- The LCS status is only available for up to 21 days. If the property is not ready to market on the 21st day, the listing status may be changed to Temp Off Market.
