ISSUE NO. 20 | October 15, 2025

Dear 555 Community,

Throughout the summer and this fall, we’ve continued our work on building upgrades and amenity enhancements. We are excited to unveil them to you.

In this edition of 555 Madison Connects, we are proud to introduce The Theodate — our new amenity space on the 22nd floor. This space will officially open on Wednesday, October 29th. It is exclusively for our tenants. It’s your oasis within 555. It’s a place to connect with colleagues and the larger building community. Programming and services within the space will be managed by Desiree Salazar of Arch Amenities.

You can learn more about The Theodate and other building news below.

Happy reading,

The Space Between

SOME MIGHT SAY an office is more than a desk; that an office is an environment that fosters collaboration, insight, teamwork and — on a good day — innovation. For tenants of 555 Madison, their office just got a little bit bigger.

The Theodate, a multi-functional tenant amenities offering on the building’s 22nd floor, opens on Wednesday, October 29th.

Welcome to The Theodate.

Designed as a point of connection, the space brings tenants together to recharge and collaborate via casual conversation, curated events, quiet productivity or business meetings in one of the bookable private rooms. At the helm of The Theodate is its Director of Hospitality, Desiree Salazar, who will be the tenant contact for all aspects of the amenity space. Salazar brings a dynamic background in food halls, event planning and guest experiences, including overseeing events in Times Square.

“I want to make the space community-based,” says Salazar, “I want people to come down and be able to chat with me and get their work done, but also to cross-mingle with the other tenants.”

The space provides multiple seating areas and features expansive windows, creating a bright and welcoming space.

The Theodate, designed by architecture and interiors studio Fogarty Finger, was created with an eye toward community, encompassing a lounge and coffee bar, a library and co-working space, a large conference room and an outdoor terrace with seating. Salazar’s passion for hospitality is evident in every detail – from coffee and grab-and-go pastries to a roster of after-hours events and customized private bookings. “We can build from a lunch-and-learn that has little boxed lunches to a full-service, seated meal with staff,” she says. “Whatever a tenant’s needs are, we can work together to make it a success.”

Salazar will be planning monthly programming for the amenity space, which she says will span a wide range of topics, from education to wellness, and notes that she’s especially excited to make use of the terrace. “You step outside, and you’re surrounded by beautiful buildings and lush landscaping,” she says, “It's like a mini-oasis in the bustling city.”

“I want to make the space community-based,” says Salazar, “I want people to come down and be able to chat with me and get their work done, but also to cross-mingle with the other tenants.”

The conference room, which may be rented, is fully equipped with state-of-the-art tech to accommodate modern meeting needs.

She is also looking forward to being a partner to tenants in an everyday sense, whether they have a question about the music playlist (curated by Salazar herself) or are looking to plan a private event. “I want the tenants to think of The Theodate as an extension of their office, an extension of their desk,” she says. “I’m there for them… even if it’s for just a moment to sneak away and decompress from the workday.”

Building News & Updates

LOBBY ART EXHIBITION BY KATY BAUER:

We are making great progress on our lobby renovation planning. The upgrades and redesign will create more efficiency within the space while enhancing the aesthetic. We are on track to commence the lobby renovations in 2026. We are using this time of transition as an opportunity to present new artwork. Large abstract paintings by Katy Bauer are on display. Bauer works in oils, and her range encompasses abstraction and figuration with these works having been created specifically for 555 Madison Avenue. "My studio is in a rural setting and I feel the palette and forms in these works combine the organic with the mechanization of the city. I work in various mediums including film, clay, paint, collage and music, switching at will. I don't think limits in creativity are relevant, I don't distinguish."

MEET ERIC JOHNSON:

We are happy to announce that Eric Johnson has joined the staff at 555 Madison as an Operating Engineer. Eric reports to and works closely with John and Sean Byers. His responsibilities include maintaining the building’s HVAC and addressing any building plumbing concerns. Previously, Eric was with 600 Lexington Avenue where he was an Operating Engineer for ten years. When not at work, Eric enjoys spending time with his family and being in the outdoors. He and his wife just had twins -- Charley and Lyla. If you see him around the building, be sure to congratulate him.
