Q. What are interested party contributions? And is compensation paid by a seller or listing broker to a buyer broker considered an IPC?

Fannie Mae, Freddie Mac, and the FHA specify limits on how much a seller or broker can contribute to the buyer to pay for services typically paid by the buyer. These payments are called interested party contributions (IPCs) and the agencies exclude fees “traditionally” or “customarily” paid by the seller from the IPCs.

Selling Notice - Real Estate Commissions and Interested Party Contributions

We are aware of the proposed settlement agreement, subject to court approval, announced by the National Association of REALTORS® (NAR) in the Burnett et al and Moehrl et al cases. While there are no immediate changes to our Selling Guide policies, we are clarifying the current treatment of seller-paid real estate agent fees under our IPCs policy.

Help realtor.com amplify our advocacy for buyer’s agency

Message from Realtor.com CEO Damian Eales

As you well know there is a problem facing our industry today. We know home buyers may be questioning the value of having a buyer’s agent represent them.

We believe—wholeheartedly—that this could leave future buyers at risk during probably the biggest financial decision of their lives.

To focus on the issue, I’m excited to announce a few things we’re doing at Realtor.com:

First, in an opinion piece to The Wall Street Journal just published, I shared my thoughts on the pitfalls buyers face everywhere as well as the unique benefits that the American model delivers.

Secondly, yesterday, we kicked off a campaign advocating for buyer representation with consumers, unpacking the expertise and experience buyer’s agents bring—to make a point.

Just the start of a national multi-tier, multi-channel effort to reach folks everywhere.

We’re asking you to do two things:

  1. Share social posts to your network; LinkedIn, Facebook, Instagram
  2. Send us your logo by filling out this form and we’ll send you back a co-branded mini campaign kit. So together, we can amplify our advocacy for buyer’s agency.
  3. It’ll include print ads, a PowerPoint slide, static images, and shareable social assets—available in the upcoming days to the first 1,000 responses (reach out directly to buyercampaign@realtor.com with questions).

This is a pivotal moment in our industry. With your help, we’ll make sure every American understands the value a buyer’s agent brings.

Thank you for your continued partnership and support.

Best,

Damian Eales
