Progress Update: 72 Street Community Complex

Project Overview

The City of Miami Beach has been developing plans for the 72 Street Community Complex, located between Collins Avenue and Harding Avenue in North Beach. As part of the 2018 General Obligation bonds, the current surface parking lot will be redeveloped into a new community complex that will include an outdoor athletic field, a fitness center, a community pool with lap lanes, pickleball courts, a community center with multi-use rooms, a library and ground floor retail spaces. Additionally, a multi-level parking garage is part of the design to replace the existing surface lot and will include more parking spaces.

Current Status

The project is currently at 60% design and will reach the next milestone of 90% design by the end of the year. The latest version of the plans were presented to the Design Review Board (DRB) and approved on July 9, 2026. The presentations are available on the project webpage, please click here.


Previously, in April of 2026, the 60% designs were presented to the DRB. Upon review, the DRB provided comments which included enhancements to the multipurpose public spaces, protected shade trees, open seating areas and visual enhancements along the outside of the building. Those comments have been incorporated into the latest designs.

Next Steps

In order for the project to move to the 90% design phase the project team will need to request budgetary approval, which scheduled for the September commission meeting. Once the project is in the 90% design phase the project team will finalize the construction details. The work will take approximately 4 months to complete the designs and prepare the project for construction. The construction is expected to take two years to complete.

Project Timeline

  • September 2026: Commission meeting for budgetary approval.
  • Early 2027: Completion of the design phase.
  • Summer of 2027: Construction begins on the community complex.
  • Summer of 2029: Anticipated completion.
