Reminders When Entering Tenant Data Into DMS Online

The Compliance Department wants to remind owners/management of two items regarding entering tenant data into DMS online:

• Update and review your tenant data for accuracy once a month
• Section I.B. of Addendum D of both the 2022 Housing Credit Qualified Allocation Plan and the HOME Action Plan give the penalty criteria for not keeping a property’s tenant data up to date
• Do not use a future date as the Event Date when creating a new Tenant Event
• The date the tenant signs the tenant income certification should always be used

8609s To Begin Soon: Get Prepared

Due to the COVID-19 pandemic, our 8609 inspections were paused in 2020. We intend to begin implementing 8609s again soon. Below are some reminders about 8609 inspections:

Triggers to Schedule an 8609 Inspection:

• Cost Certification received
• Construction Status report: 100 percent completion for 2 consecutive quarters
• You may delay inspection approval if punch list items are still outstanding

Items We Use to Create Inspection Checklist:

• Architect Certification Forms with Energy Conservation/Building Codes/Section 504 Elections
• Schematic Site Plan
• Capital Needs Summary & Assessment (if applicable)
• Changes due to Deviation and/or Change requests
• Award year DQS Standards, including Landscaping requirements
• Application information submitted through the DMS database portal
