Dear Sea Pines Property Owner,
At our last community coffee someone mentioned that they have seen statements in social media that are inconsistent with what they thought to be true. I agreed, I see stuff like that all the time. Sometimes these things just go away and sometimes the just keep coming back around.
Recently some statements about Sea Pines gate fees and the current gate agreement have been circulated. Many of you may know that in July 2018, CSA communicated on this very same topic and I have provided links to those previously sent communications. They included:

Since CSA’s inception, gate fees have been a significant source of revenues to CSA. They are in fact the fastest growing major source of revenues for CSA. The right to increase a gate fee is not the sole right of the CSA Board, but requires “agreement” from The Sea Pines Resort, and in specific instances the Sea Pines Center, who are each members of the Sea Pines community.
These rights to approve gate fee changes were set out long ago and are incorporated into the various governing documents of Sea Pines that also established CSA and provided CSA with the right to collect gate fees for the community fund. As I have referenced in prior communications The Sea Pines Resort and Sea Pines Center
have each actively participated in good faith to provide for additional revenue to CSA for community services while exercising and maintaining their rights and interests. Future increases in gate fees, when contemplated, will require the mutual agreement of the parties. Maintaining this good faith relationship is critical to our current and future gate fee revenues.
Total annual revenue contributed to the infrastructure and operating funds of CSA from gate fees implemented as a result of prior agreement(s) and after the cost of services specified in the agreement(s) was $1,654,320 in 2016. Our current forecast for this source of net revenues in 2022, (once all increases are in effect for the current agreement), is currently estimated at $2,936,690.
