Key Changes & Tax Information

Good Afternoon,



Tax season is fast approaching, so I want to remind you of a few important related items. Cincinnati Metropolitan Housing Authority will once again upload 1099s for each entity on the Rent Café Partner Portal. The forms are downloadable from the portal and we will not mail them. In addition, after seeing a numerous amount of errors, the IRS requires updated W-9 information every year. If notified of an error, we will let you know. Please note the IRS could require CMHA to hold back up to 25% of your payment and submit it to them.


In addition, there are more changes for 2025. Beginning February 1st, there will only be one check run per month. Housing Assistance Payments (HAP) will be issued between the 1st and 5th of the month. 


RTA Express is a popular tool property owners and participants like to use. Because of the popularity, we have found it difficult to process all documents submitted on Tuesdays and Thursdays within a same day turnaround. With that in mind, we are setting a limit on the amount of RTAs to process on a first come first serve basis. RTA Express hours will remain the same 8:30am to 1pm however if 15 forms have been submitted no more will be processed via “Express”. The additional documents will be processed within normal processing guidelines. This change is now in place. CMHA will keep you updated as the RTA process goes completely online.


Please be proactive in checking the heating systems in your unit. CMHA has seen an increased number of emergency inspections for “no heat”. Remember, a dwelling unit must be able to maintain a temperature of at least 68 degrees Fahrenheit.


As an additional reminder, as of January 1, 2025 a unit must include at least one battery-operated or hard-wired smoke detector, in proper working condition, in the following locations: - On each level of the unit; - Inside each bedroom; - Within 21 feet of any door to a bedroom measured along a path of travel. Units not abiding by these requirements will fail an inspection requiring a 24-hour correction. Carbon monoxide detectors are required for units with attached garages and those with any fuel burning appliances.
