July Housing Market in Naples Defies National Trends

Naples, Fla. (August 24, 2018) – According to the National Association of REALTORS July market report, existing home sales in America decreased for the third straight month as a result of the severe housing shortage that is not releasing its grip on the nation’s housing market.

Conversely, homes sales in the Naples area were up 8 percent in July according to the July 2018 Market Report released by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island). The nation has only a 4.3-month supply of home inventory, while Naples has a healthier 6.25-month supply of inventory.

“The Naples area overall median home price increase in July 2018 seems to be the only statistical category where we match national trends,” said Kathy Zorn, broker/owner, Better Homes and Gardens Real Estate Pristine, “Naples saw an 8 percent increase in its overall median closed price in July 2018 compared to July 2017; whereas nationally, median closed prices went up just 4 percent. But median closed prices for properties over $300,000 in the Naples area decreased 2 percent in July 2018 compared to July 2017.”

Interestingly, while July’s overall inventory fell 1 percent to 4,871 properties from 4,928 properties in July 2017, inventory increased 5 percent in the $300,000 and below price category. In fact, inventory for single family homes in this price category jumped 21 percent in July to 345 from 286 in July 2017.

He served as Area Vice President and Executive Committee for The National Association of Home Builders, and was a Senior Life Director for NAHB. He served on the BIA Foundation Board and Registered Builder committee. He was also a member of the Columbus Board of Realtors and served on the Better Business Bureau executive committee. 

My father and I worked together for over 30 years, and today I have the privilege of honoring his legacy by continuing his work.

Mortgage Rates Tick Down as More Home Buyers
Choose to Wait It Out

Interest rates for home loans ticked down as simmering trade tensions kept investors flocking to the safety of bonds, even as evidence mounts that more would-be home buyers may be giving up.

The 30-year fixed-rate mortgage averaged 4.60% in the Aug. 9 week, according to  Freddie Mac’s weekly survey , down one basis point. The 15-year fixed-rate mortgage averaged 4.05%, down from 4.08%. The 5-year Treasury-indexed hybrid adjustable-rate mortgage averaged 3.90%, down three basis points.

Bond yields are holding relatively steady, with concerns about trade wars keeping  investors interested in safe-haven assets , even as a surge in supply offsets some of that demand. Mortgage rates track the 10-year Treasury, the U.S. benchmark.

U.S. Buyers Finding More Choice in High-Priced Areas

Sellers in some of the U.S.’s most in-demand areas are looking to turn profits, leading to a large inventory jump in those areas, according to a  realtor.com ® report released Wednesday.

In the California metro area of San Jose-Sunnyvale-Santa Clara, where the median listing price reached $1.205 million in July, homes took just 26 days on average, while the number of listings rose 44% year-over-year, representing the largest increase in the country.
