WELCOME HOME KITS

 

At ACOF, we believe that the transition into a new home should be as smooth and comforting as possible for our tenants. That’s why we provide Welcome Home Kits to new tenants moving into ACOF buildings. These kits include essential household items, from kitchenware and bedding to cleaning supplies and personal care products, all aimed at helping our tenants settle in and feel truly at home from day one.


We rely on generous donations from supporters like you to ensure these kits are fully stocked with everything needed to turn an empty apartment into a warm, welcoming space. Your contributions directly impact the comfort and well-being of our tenants as they embark on this new chapter in their lives. LORENA PLAZA

 

Lorena Plaza is a dynamic mixed-use development that combines 49 affordable housing units with 7,500 sq. ft. of retail space. The residential component includes a mix of 3 studio units, 18 one-bedroom units, 20 two-bedroom units, and 8 three-bedroom units. Of these, 32 units are reserved for households that have experienced homelessness, 16 are designated for low-income families, and one is set aside for the on-site property manager.


Additionally, 50% of the apartments will offer a veterans preference. The development features a range of amenities designed to foster community engagement and support tenants' needs, including a community room with a television and lounge area, a community kitchen, laundry facilities, a library, a computer room, a gym, and a landscaped outdoor courtyard.

VENTURA SPRINGS

 
 

Ventura Spring is set on a 10-acre site formerly owned by the City of Ventura. This is a new community for formerly homeless veterans as well as low-income veterans and their families.


This inclusive neighborhood will feature 122 apartments across 11 buildings, mixing two-story walk-ups with two three-story structures, all integrated within vibrant courtyards that promote community activities. Designed as a traditional, family-oriented community, Ventura Springs will have sidewalks lined with residential front doors, fostering a welcoming, pedestrian-friendly environment. It will not only provide quality housing for low-income veterans and their families but also a range of on-site amenities.


Of the ten residential buildings, we anticipate leasing up the first seven buildings this fall, with the remaining 3 buildings scheduled for year-end. Our lease-up efforts began in early May with the Housing Authority of the City of San Buenaventura, Veterans Affairs, our co-developer and service provider U.S.VETS, and the Ventura County Continuum of Care. Together, we have started identifying potential applicants, marking a significant milestone in our journey.

HUNTINGTON SQUARE

 

Huntington Square is a forthcoming 48-unit apartment complex for low-income seniors and homeless senior veterans. Including those with chronic homelessness and mental health challenges.


The mix includes 17 studios, 30 one-bedrooms, and a two-bedroom unit for the property manager. Aimed at providing stability and services to those in need, its modern design complements the neighborhood and targets LEED Gold Certification for sustainability. This affordable housing development will be made possible by financing from City National Bank, LACDA, CalHFA, HCD, SNHP and LACDA, and Merritt Capital.

HOMEKEY HIGHLAND

 

Highland is a Project Homekey project involving the rehabilitation and conversion of an existing 62-unit hotel into a 62-unit affordable housing development. This project will include 61 permanent supportive housing units for formerly homeless households and households at-risk of homelessness in the Los Angeles area. Of the 61 permanent housing units, 28 will be reserved for chronically homeless households and 33 will be reserved for households at-risk of homelessness.


There will be 56 studios, 5 one-bedrooms, and 1 two-bedroom manager's unit. Additionally, this building will offer an elevator for handicap accessibility and a wide set of on-site case-management services.


This affordable housing development has been made possible by financing from HCD Project Homekey, City of LA HHH and HOME ARP, HCLA Project-Based Vouchers, and Genesis LA Economic Growth Corporation.
