AHF Community Services Update


Community Engagement Associate Capricia Smith is making an impact at the Boulder Creek Apartments in Greenville, SC. She and her team organized an onsite event in partnership with the Greenville Sheriff's Office. Each resident that attended had an opportunity to express their concerns for their community to local police. They could talk one on one or fill out forms if they preferred to remain anonymous. The officers also talked to school-age kids about safety and the proper steps to take in a dangerous situation. 

In addition to connecting with the local police department, Boulder Creek residents also explored educational and career growth opportunities for their future. Two career navigators with the Goodwill program set up a booth to help anyone looking for a fresh start. They offered registration for GED classes, Certified Nursing Assistant and Commercials Drivers License programs, and many other courses. Capricia said, "I thought this was great because many people have no clue on where to start and this was a great way to get them started. Many signed up for the GED program."

Capricia has been a part of the Atlantic Housing team since February of this year, and the heart she invests in her work shines through. She said, "I love my job. I truly have a passion for the people because I have lived in section 8 housing and seen where the management didn't care about the people. I love to help people and I'm willing to listen to any concerns my residents may have."

AHF Renovates Waters at Augusta Apartments in Greenville, SC


Atlantic Housing Foundation Inc. (AHF), a Dallas-based affordable housing provider, is renovating the Waters at Augusta Apartments in Greenville, South Carolina. The property, formerly known as Shemwood Crossing, is located in the Pleasant Valley neighborhood about four miles south of the city center and was acquired by AHF as part of an affordable housing portfolio in 2019. Built in 1969, it consists of 200 project-based voucher (Section 8) townhomes that have long been in need of rehabilitation. 


With this renovation, AHF aims to make Waters at Augusta a great place to live for the residents and surrounding Greenville community. The project will include green initiatives with the use of water-saving features, LED lighting and energy efficient appliances and windows. Other improvements include new roofing, siding, exterior doors, water lines, electrical wiring, water heaters, heat and air conditioning systems, flooring, and fresh paint inside and out. Each unit’s kitchen will have new cabinets, countertops, sinks, and appliances, while new plumbing fixtures, flooring, medicine cabinets, vents, and lighting will be installed in the bathrooms. The leasing office will also receive an upgrade, and a playground and picnic area amenities are being added to the community. Completion of the project is planned for November 2023.


The financing closed on May 26, 2022, with JP Morgan Chase Bank as the construction lender and Bellwether Enterprises providing the permanent financing under Freddie Mac’s Forward Tax-Exempt Loan program. Sugar Creek Capital and CAHEC served as state and federal tax credit equity investors, respectively. Tax-exempt bonds were issued by Greenville Housing Authority on behalf of the project. Reinvestment in the property totals over $44 million.
