After more than 2,900 votes were cast, the winners of AHFA’s “Your Home. Your Story.” Selfie Contest recently received their prizes! 
On June 1, AHFA launched the “Your Home. Your Story.” Selfie Contest to celebrate National Homeownership Month. The contest was open to anyone who used an AHFA program to buy their home (or who closed on a home in June using an AHFA program).

Twenty-nine entries were received as customers shared their homebuying stories. Facebook users voted for their favorites selfies during the week of July 1-7. The winners were:
 
  • 1st Place: Royale Singleton, Montgomery (winner of a $500 Visa gift card)
  • 2nd Place: Rachel Tiffin, Clanton (winner of a $250 Visa gift card)
  • 3rd Place: Jim Bennett, Owens Cross Roads (winner of a $100 Visa gift card)

Multifamily Division Hosts Workshop for Environmental Professionals
AHFA hosted an educational workshop on June 20 for environmental professionals interested in providing environmental reports related to applications for AHFA's multifamily funding programs.

During the session, AHFA staff and legal counsel reviewed the following information:

  • AHFA's environmental responsibilities as the administrator of federal programs, particularly the HOME program
  • AHFA's current and proposed (2019) policy guidelines and requirements for environmental report submissions
  • Best practices, inclusive of common mistakes to avoid, in the preparation and delivery of environmental report submissions to AHFA
  • The AHFA-required format for all environmental report submissions
  • Impact of Incomplete Environmental Documentation - Fee Assessments / Application Termination
Success Story: Marc & Terretta Jackson, Birmingham
Marc & Terretta Jackson of Birmingham reached out to Hardest Hit Alabama after Terretta's job loss caused them to fall behind on their mortgage payments.

Terretta continues to search for employment opportunities, although their financial difficulties have caused her credit score to fall, making her job search even harder.

HHA is providing temporary mortgage payment assistance to the Jacksons, enabling them to get current on their mortgage, improve their credit standing, and retain internet and phone services at their home -- resources vital to a job search.

HHA offers programs to qualified individuals including mortgage payment assistance for unemployed or underemployed homeowners, as well as loan modification and short sale options for borrowers facing sudden financial hardships.

Comments Accepted on 2019 HOME/Housing Credit Allocation Plans
Following a June 26 public hearing, AHFA accepted public comments through July 26 on the draft 2019 HOME Action Plan and the Housing Credit Qualified Allocation Plan. AHFA received written comments regarding the draft plan from 29 individuals/entities.

Lender Spotlight: Chad Cantrell, Certainty Home Loans, Huntsville
Chad Cantrell is the Branch Manager and Senior Loan Officer at Certainty Home Loans in Huntsville. He has been in the mortgage business for more than 12 years, and has been recognized in the Scotsman Guide for being in the top one percent of loan originators in Alabama.

Q: How did you hear about AHFA programs?
A: I was introduced to AHFA programs by my manager when I began my mortgage career. AHFA programs probably account for about 15% of my current monthly production.

What do you think is the greatest benefit of AHFA programs?
A: For Step Up, it is the reduced down payment which helps with a borrower’s out of pocket costs. I like being able to offer a low down payment opportunity to clients. The Mortgage Credit Certificate program has allowed numerous buyers to qualify who would have otherwise not gotten their home.

Q: What do you enjoy most about your job?
A: Helping people. I have always pretty much worked in customer service and seeing happy customers is very rewarding for me. Seeing families smile at the closing table and receiving compliments about my staff and “how easy” the process was. Most of the time I’m thanking customers, and yet they are thanking us in return. It’s a great feeling. I have a great staff and team that helps me. This is by no means a “one-man show.” It takes a village to get the job done. I have been blessed to be surrounded by a village of team members who have the customer’s best interests at heart. 
AHFA to Present at MBAA's August Seminar & Luncheon
During the Mortgage Bankers Association of Alabama's upcoming seminar and luncheon, August 21, representatives from AHFA & Fannie Mae will talk about  New & Updated Loan Products for Today's Homebuyers .

This educational course will provide information on new and updated conventional loan products and down payment/closing cost assistance programs that are available for low- to moderate-income homebuyers as well as first-time homebuyers. Lenders have an opportunity to increase their knowledge on mortgage loan options and resources available to assist in the homebuying process.
