Our Evictions Department is temporarily closed at this time due to the CA Statewide Moratorium Ordinance and CA State of Emergency. In addition to the State's Moratorium, the County of San Joaquin, City of Stockton has a moratorium in place as well. A moratorium essentially "freezes" current evictions and prevents new filings for a set period of time. At this time, all you can do is serve and hold onto to your Notice until we are able to resume the eviction process. These Notices are not enforceable at this time. However, hold onto the original notice so that we can process your eviction immediately upon the courts reopening. We have a waiting list in place at this time and would be happy to add your pending case(s) to it.
Due to COVID-19 and the CA Stay At Home Order, it means just that. Under no circumstances are Owner/Agents allowed to evict or to require any tenant to move for any reason (OTHER THAN FOR HEALTH AND SAFETY REASONS ONLY)
until the state of emergency, the state moratorium as well as the moratorium that is in place with the County, have been lifted

After these ordinances have been lifted, it will then be an additional 90 days after that before we can file your case in the courts. The courts will not accept any documentation for eviction filings until this enforced waiting period is over. If you've already served a notice to your tenants, please retain these documents so that they can be used for the eviction process.
